There's a brand new condo development in north Kihei, Maui, right across from the popular windsurfing beach, next to Ohukai Road.  There are 112 units located in 22 two-story buildings, and some of them are already occupied while the final ones are being finished. This project has a pool and rec center, as well as plenty of open space for kids to play.

Kai Makani Beach Villas is a pet friendly complex geared towards owner occupants, and vacation rentals are not allowed. Prices range from $525,000 to $725,000 fee simple. Due to strong demand when they were offered a few years ago, most of them have sold already, but there are a few available today.

This picture is taken from the living room of a second floor unit, overlooking some of the green space.  This unit was being offered for only $525,000 when I visited, and that seemed like a good price for a brand new 2 bedroom condo.  If you're thinking of moving to Maui or buying a Maui condo, please call me for more information.

I live there, and it is not a great place to live. It is not kid friendly in any way. Kids are told not to play on the green area shown. The beach across the street is covered with thorns from the Hui trees, and the water is not for swimming.

Thanks for the update!  That's too bad about the green area, is there another playground on site?

I guess the windsurfers like the beach because it's windy.  There are certainly better swimming beaches further south in Kihei.

How long have you been there?  Would you like to relocate?

I would like to know a little more about the beach right in front of the complex as we have two children and are considering renting a unit at Kai Makani.  It looks like the onsite pool is quite small to service all those units, so if the beach is thorny and not suitable for kids swimming, I guess I'll look elsewhere.  Any confirmation on the negative comment given by the resident?

Kasser - The beach is narrow, but it's sandy.  The windsurfers use it a lot, so it might not be the best beach for small kids.  I went to that website and read a lot of comments.  It sounds like some people aren't really prepared to be living a condo lifestyle.  As you know, condo living means having to abide by the house rules, and that can cramp your style if you're not used to it.  As it's a new complex, there will be growing pains.  I hope they get their differences ironed out.  Good luck in your search.  Let me know if you have any questions about buying a home on Maui!

When i was in line 3+ years ago ( first person inline) awaiting the start of the sale, you have no idea how suprised I was to find out there were NO second floor units availble to buy closest to the ocean (road front).

I did buy a unit road front but can not tell you how unhappy i am,  The view is great but the building echos everything from the upstairs.  It sounds like the ceiling is coming down everytime someone above is walking across the room.

Having noise from the Lanai is nothing that is just part of living in small spaces, but the developer stated building would be a priorty.  They did hire a great builder but what about the statement that the floors would be double beam to sound proof the unit.

I am ticked that as a resident I will be listening to my neighbors as much as I am.

If you want to rent a condo go to Kihei Akahi or the Palms

Whynot - it's unfortunate that you are unhappy with your unit, but I hope it's better than paying rent...you're not just throwing your money away each month.  If you can keep up the payments for a few more years, you could sell it when the market turns more favorable, and get something you like better.  In the meantime, so some research and decide which complex you would rather live in.  If you have enough equity you could probably trade up to a singe family house - no more neighbors upstairs!

If this is your first home... congratulations anyway, it's not easy to do.  Just hang in there and it will be worth it in the long run, believe me.  No pain, no gain.

Thanks everyone for your input - it's always good to know these things about a place.  Now I can pass the word.

Georgina - there is something about photos that include the ocean - they always look so inviting - the way the sun sparkles off the water!
