I visited with the listing prospect in Raleigh, NC, the other day.

I knew what I was going to see:  an older home that hadn't been loved very much for quite a while.

He had other interests.

We could have made a long list of things to do to the property.

Or, and this is what I did:  We could plan to have the place professionally cleaned, yard given a good shot by a professional yard crew, and move it into the market.

I couldn't tell him he would recoup update costs, let alone the value of his time.  And he truly doesn't need the hassle of chasing contractors.

So as much as I like to list with fresh paint, slick appliances and new kitchens, if I list this one, it will be WYSIWYG.

Location, location, location in one of the most desirable neighborhoods in Wake County will hopefully be compelling to a buyer who needs a big lot and large square footage.

Actually, I think it is a good decision on the Seller's part, being a Senior Citizen who has neither the time or ability to see a project through.

We'll make the best of it.

Mike it is all about LOCATION, LOCATION, LOCATION!  Not everyone can see the big picture but I'm sure that someone will.  Good luck on the listing!

As long as it is priced correctly it should still sell.  The problem comes when they want top dollar for the 30 year old house with harvest gold appliances.

Yep.  Location.  Always.

'Harvest Gold" indeed.  What about some of the funky built in appliances from the '60's and '70's that were never replaced because it would mean a chainsaw massacre on half of the kitchen to make something current fit?
