Under the Hood
Title

The title is an extremely important part of your site optimization, especially the title on your home page. Decide on your top two or three keyword phrases and use them. Since real estate is geo-specific, you need to use the main area you cover in the title tag. For example, Los Angeles, Orange County, or So-Cal - use whichever is the best keyword for your geographic area.

Only use each word or twice in the title – no more than that. Google will only read up to a certain number of characters in a title, so use that as your guideline. (Do a Google search and take a look at the titles that rank high.)

META keywords and description tags

Search engines like Google don't give the META tags much weight when determining search engine results pages. However, some do consider them, and since the search engines use your description tag in search results, you do need to not only include it but put some thought into it.

META-Description tag: Search engines use the information in the META Description tag as well as the Title to describe your site in the short description that goes along with the link in search engine results. Make sure it contains your top 2 or 3 keywords, and write compelling copy so searchers will be interested enough in your site to click on the link.

META-Keywords tag: The META keywords help some search engines classify what your site is about. The keywords you use should be relevant and appear in the body text. Use lower case letters for all keywords, with a comma and space between each one. Limit the number of keywords to about 20.

Sitemap.xml

You should create and upload an .xml sitemap to your root folder. Get a free .xml sitemap here, download it to your desktop, then ftp it to your host, in the same folder in which your web site pages are stored.

Google Analytics

If you don’t have a Google Analytics account, set one up, then go into the account and add your website. Code will be generated that should be copied and pasted on every page of your site in the source code, right before the tag. You will learn some fascinating information about the visitors to your site once you’ve verified the code.

Google Webmaster Tools

Set up your site in Google Webmaster Tools, following the instructions to verify your site. Once it’s verified, go through all the tabs and learn even more about your site and its visitors.

One thing to remember about your description meta tag is its usefulness in getting clicks. While the search engines do use it in their algos it is not weighted that highly. The real benefit from a high quality description is when it appears in a listing and compels users to click on you listing.

Good SEO should focus on getting the engines to crawl and rank your site AND get users to click on the listing AND want to buy your product or use your service.

Thanks for the tip about Google Analytics! I've gotten into the meta tags pretty well (I think), but I've never been sure where traffic is coming from on my site, so I look forward to trying that.

It's nice to see a post that talks about the 'other' stuff that has to be done to get your site found, the essence of search engine optimization.  Remember, though, without content, content, content, you still won't be found regardless of what you do behind the scenes.

Martin - content is extremely important. However, sometimes even great content won't make up for the lack of a good, keyword rich title tag.

2 questions on META Keyword tags: Why is it important to use lower case letters?  Are META Keyword Tags the same as META Keyword Content?

Mary - good questions. Lower case letters are used because of coding protocol - xhtml compliant pages are supposed to be coded in lower case. The answer to your second question is yes, it's the same...it is coded like this in the source code: meta name="keywords" content=

Hi Kay, Interesting, thanks for the answers, I have been looking under my hood and trying to learn and understand more. So if words begin with upper case not lower case, will this cause problems with being read by search engines? Also, Often, I see in source codes, that web designers use all forms of basically the same words in the source code, (in the meta name keywords) is this necessary or does this just confuse things? Like common misspelling, or grouping differently.

Mary - I 'm not sure that it would cause problems, but why take a chance. The protocol is lower case, so I always follow that. The reason different forms of keywords are used in the source code is to cover all the ways people search, for example, homes for sale, home for sale, sale homes, etc. The big search engines don't even process the keywords, but some of the smaller ones do, which is why we still include them. As far as misspelled words, Google asks "Do you mean ______?" so I don't bother with them.
