The joys of working with a good buyers' agent.  This was refreshing!!!  The agent was very cognizant of the
value represented here and worked to help her buyers understand this by presenting market data.  Lately 
there's been a lot of selling the listing agent on why the seller should give his house away and accept the 
unreasonable offer they brought in.  I don't mind someone trying to get a great deal, I do mind the waste of
time when the buyer doesn't bother responding to a good counteroffer on an already well priced house.  Perhaps it's time to dust off the old negotiating skills!  Anyway - hat's off to the pros.
