I went to a real estate investors' meeting the other night, thinking I might find some useful information, and make a contact or two.  I was invited by a hard money lender I had met at another networking function.

I was one of several Realtors there, however, I appeared to be the only "retail" one; the others promoted they were "wholesalers" and they identified under-valued properties, did some minor improvements, and then sold said properties to investors.  Mainly, investors in the group was the gist I got.

There was some open networking, then a break, then a VERY SUCCESSFUL investor got up to talk about how he's been making tons of money for over 23 years, and (of course!), all you had to do was go to his daylong seminar today (only $39!!), and learn from him. And for reinforcement, purchase his SYSTEM (various levels) to become a successful real estate investor.

He spoke fairly negatively about Realtors, which made me feel like I had a target on me, but I stayed - what the heck, right?

Has anyone out there visited these types of groups, and if so, have you had similar, or rather,  POSITIVE experiences? I'd love to hear about either kind!

I have been to such meetings before.  Heard very similar things. What you need to remember is that someone like the guy you talked about is usually full of Sh$* and all he is trying to do is sell his system.  He likely has had very little to no success personally flipping homes or what ever you want to call it, but he has a well honed speech and he is practiced enough to talk almost any realtor down that wishes to challenge him on the subjects. 

Kind of like a political type, they do nothing but line their pockets, but they talk a good line of bull.

Next time get his name and the name of his system.  If he is selling it likely he has copy writed it and you would be free to write revew info about him and his speeking about his system and how you felt about what he seemed to know.

Carol, What were you hoping to accomplish by attending? If you aren't an investor yourself and you don't have properties to sell to investors what could you hope for? I'm not trying to be difficult, it is just that you need a "game plan" if you are going to these meetings.

And don't "worry" about those seminar pushers, they are everywhere. Just ignore them. Concentrate on your goal.

Just a little dog and pony show.  If the man was making so much money investing, why is he selling seats to his seminar?  Is he going to make more money working on the seminars participants, or did he fabricate part of his story, mainly the tons of money part?

I am an investor and I belong to one of those groups. It is the norm that investors will promote only wholesale properties within that forum because none of us in our right minds would pay retail. That's like shooting ourselves in the foot. However, why he was speaking derogatorily about realtors is beyond me. We have realtors as a part of our investors group and find them a very valuable resource in finding not only buyers but below market priced homes.
