Tip of the month: Fix the crack in the sink.

Savvy landlords understand that it is better fix small cracks in sinks, tubs and toilets than to shift the responsibility on the tenant even though they may have been the cause. Reason: Small cracks expand over time and may cause leaks that could lead to expensive damage to the flooring and larger repairs to the fixture.
