Unless you have been in a coma for the last 8 months you have heard or seen the recent news and about desertforeclosures on the rise. While it is only effecting 1% of the actual owners in Arizona the news is everywhere. some say the sky is falling others have just hit a stumbling block in life. foreclosures are going to happen. the reporters are also going to over-report it.

this week I have been contact by 2 different friends regarding real estate. Hooray right, well yes ,While I am happy to be the professional they trust to call. The conversations were challenging. one is being forced to sell due to hard times, the other has a family member that is days away from losing their home at auction.

My response however shocked them. When they called, I was the person that they trusted with real estate. but they actually had no idea I am experienced in both foreclosure and short sale transactions. I explained their options and talked about the process Arizona takes in foreclosing a property. I know that I can and will help them. its business as usual and having these conversations is nothing abnormal for me. but this really hit me hard this week. made me very thankful for what I have and how i live my life (debt free)

 

help others:
I enjoy taking the time to talk with friends and clients about financing. we all make mistakes and we have alltotal money make over paid 'stupid tax' in some way or another. hopefully we learn from them. there are also some very good authors out there teaching solid principles on finance. One being 'the total money makeover' by Dave Ramsey I have given several of these out over the years to friends and family. my favorite quote from Dave is 'dont take advice from broke people'. Its true most want everything right now and live by the payment. The rich don't go buy stuff, they save and pay for it.

I think Dave Ramseys book should be a mandatory read for all whom are looking for a home. Everyone should read that book!  It's amazing how simple it all is and all comes down to common sense!

The current situation (at least in my area) is very disturbing and it all boils down to lack of knowledge on the buyers part.  My heart goes out to these people. Glad to hear you are helping!

mandatory is right. the last several years have taught people that they deserve a house whether they could afford it or not. That is part of the problem that caused our current market crisis. Everyone should want home ownership but like everything else you must earn it. 

In-fact we should be teaching our kids juniorabout money not leverage. its funny, when my kids hear someone ask me the 'debit or credit' question at checkout somewhere my kids will say 'Credit? honey, we don't do that! right Daddy'? I guess my kids have heard the Dave Ramsey show once or twice.

I believe that the foreclosure and short sale market are going to be one of lifesavers in the next few months and all the realtors that want to survive in Real Estate should get more educated in both of them.

I agree. I have been working the foreclosure market for about a year now, the last 4 months I have been busier with each new month. the more knowledge I have, the better I can serve my clients.

I really take a helping type of approach. many of these clients will be clients for life and they will remember that someone helped them and hopefully will return the gesture.

Yes, I have applied for it. it is very competitive and you must be in the top 1% in your market. I am very close to that, I guess you figured out why I included him into my blog? (not really, but it can't hurt)

My wife and I have seen him live several times over the last 8 years. He has good principals and really cares about helping people. he has a pretty cool story if you have a chance to read it on his site. He was a very successful Realtor/Broker and lost it all due to leverage and market (sound familiar).

Not to be on a soap box, but i have two teens in public school and they came home convinced that they needed a credit card NOW to start building their credit!

I too love "Total Money Makeover" we began applying the principles two years ago. We are not yet dept free, but each paycheck brings up one step closer.

Both of my children will be reading the book before they leave our home. Helping them understand money is one of our most important jobs as parents.
