Keywords Keywords Keywords.  Great placement for your most desired keywords is what every tech savvy agent is striving for right?  We spend so much time trying to figure out how to place well with the keywords we think are important and then when we're not expecting it, we place and get hit by crazy keyword combinations we never dreamt of!  Isn't it great, weird and funny at the same time?

Having prospective clients find my website through keywords I've been working on is such a high five   for all my hours of focus.  Driving traffic towards Pelican BayBay Colony, Port Royal, Park Shore, Collier's Reserve, Audubon Country Club... has been challenging but results are starting to show through clicks in some cases and search engine placement in others.

What cracks me up and bewilders me at the same time is how many people find my site on wild keyword combinations and phrases.  While Naples Florida was the most popular search term for the month of August, search terms like:

are search terms I'm seeing consistent traffic from.

Even those search terms make sense...maybe I made an impression somewhere or a friend told a friend who told a friend??? Old colleagues from Texas??? Who knows right...a past website surfer forgot to bookmark my site...who knows???

But then there are some down right funny ones.

  • Florida Swamp For Sale
  • realtor + naples + florida + female - eeewwww!
  • speed limit in Naples Florida - This is obviously somebody I don't know.
  • bay colony dental - dental??? I can see how someone might come to my site to get their teeth cleaned.
  • comdos naples, fl - what's a comdo?

And last but not least  my tag-line I use is "Smart Girl, Great Results"!  Lots of people are finding my site using these search terms:

  • Smart Girl Naples
  • Naples Moorings Smart Girl
  • Shannon Smart Girl Naples
  • Smartgirl Naples Florida
  • Smartgirl realestate Naples
  • Smartgirl properties Naples

How did I know by using that tag-line Google would one day consider me the # 1 "Naples Smart Girl"  Yaaee!

So look at your webstats....anybody out there finding you through ways you didn't directly go for?

Good news, Shannon, but how do I check my stats?  Right now I'm #2 in Missouri.

Actually Joan, I'm referring to stats on my website www.ShannonLefevre.com , not my Active Rain blog site.  I don't know if you can check web stats for your blog site or not.  That's a great question to throw out to the Active Rain group!  Does anyone else know?

Very interesting!  You are on a roll today!  I'm going to blog about being the best agent in Naples so I'll show up there too!  Too bad it doesn't work for next winner of 3 billion dollar lottery ticket! :)

Good job Naples Smart Girl.  It seems as though you've positioned yourself as THE smart girl in Naples, as in the only one since you are coming up in these searches.  By the way, could you help me out if I were looking for a COMDO in or around a SWAMPLAND?  Maybe this could be your alternate tag-line "Shannon Lefevre....The Comdo Queen" or "Shannon Lefevre...Your Swampland Sweethart."  No charge for the marketing consultation ;-).

You're always on your toes Adam! By the way...what goof would want to buy a Florida swamp???

Thanks for the great advice...I'm still trying to get those key words to pay off on my personal site!

It was a long process for me Diane but there's a lot of great content on A.R. that will help you get your site positioned where you want it to be.  The biggest factor that helped me was linking my favorite keywords in Active Rain to important pages on my website.  I can't believe how much it helped and in some cases within minutes!!!

Shannon - Yes- I love graphics...I think in my next life I will do something with graphics, my heritage before and after me is full of artsy relatives!! I also connected your photo with your website link so everyone could see how cute it is-- from another polka-dot and pink lover! ps. thx for adding me!

Candace,  Aren't you clever and busy!  17 listings??? You've got it going on my friend!!  Thanks for your support.  :)

Shannon - I love the photos on your web-site, it reminds me of my favorite place to go -Naples. When I can afford to buy there _you would be the first I call. For now, I'll just continue to stay at the Ritz. lol. BTW- did Google placement had any affect yet on your leads? Thanks to AR, I got to be in the middle of Page#1. To early yet for me to expect leads. My web site never generated anything.

Shannon - that nameless comment is from me - I did not notice i wasn't logged-in, so it did not put the name.

09/04/2007 10:23 PM by Faina Sechzer - Princeton, Montgomery, Hopewell, NJ Real Estate Expert (Henderson-Sotheby's International Realty)

Faina:  My website has generated over 6 million in sales for me so far this year and leads are starting to pick up (both emails and phone calls) since Active Rain so I have to assume it's a direct corelation.  The hits I've gotten on my website through Active Rain and Localism are consistent now too so if I keep talking about what I love, Naples real estate, I have to assume it will continue to stuff the pipe until something pops! Congratulations on your search engine success.  I really think this is going to be huge!

By the way, prices have been coming down for awhile in Naples.  There might be some pretty good bargains right now.  If you want to snoop around...Thanks for your comment Faina!

the day you can actually get another agent that you don't know to type cut & paste a graphic from your website is a great day for the smart girl

09/07/2007 08:12 AM by Ian Butler PA, ABR - Naples, Florida (John R Wood Realtors)

Ian:  Now if I could just have some one print that graphic and scatter it all over the upper east coast say after the first snow fall...I'd really have something there...wouldn't I?  HUGS! :)

09/07/2007 09:44 AM by Shannon Lefevre Naples, Florida CRS (John R. Wood REALTORS Inc.)

btw-- Shannon, I have a few less listings. The option of the virtual tour on Point2 was impressive to one of my Broker's client that she asked me to put up a few of her listings on it! So I don't have 17 total, about 11. However, what's a listing if we can't get them sold around here! Education is crucial with sellers in our market currently now. Helping them understand the market is soft and not like what their neighbor sold the house 12 months ago, every month we are seeing the sales price drop. Price adjusts are key and I try to keep my sellers up on the lastest updates so they are informed. Have a great weekend!

09/07/2007 12:48 PM by Gilbert Arizona Real Estate - Candace Robinson (HomeSmart )

CANDACE:  You are a smart girl!  Price adjustments are SO important and difficult to go after for some people but absolutely imparative for selling success.  Good job for being the responsible, courageous one to share the "not so popular" but important info. with your seller's so they can ultimately hit their goal!  I wish there were more of you in the business.

09/07/2007 01:36 PM by Shannon Lefevre Naples, Florida CRS (John R. Wood REALTORS Inc.)

LOL--- Do I see a group being formed?  'Smart Girl (REALTOR), Great Results'  Now that would be a good place for female Realtors to gather!!  Oh--and it is adorned in everything 'pink'.....sorry guys!!
