I was reviewing the sales statistics for the 3rd quarter of 2006 versus the same time period in 2004 & 2005 to see how we are doing in spite of all the "doom & gloom" news coming daily in both print and TV.

  • 3rd Quarter 2006        4,645           $149,900                       78

The numbers look good to me. Number of units sold and closed in the 3rd quarter of 2006 are lower than the same time period in 2005 but above the same numbers in 2004; nothing to be alarmed about there.

The 3 bedroom home median price shows a slow and steady increase over the past 3 years. Good news there.

And the time to sell; average days on the market looks pretty steady to me too.

Talked to a couple of mortgage bankers today; they all say the 30 year fixed rate is hovering in the high 5 to low 6% range so affordable money is available to buy. 

After analyzing all the numbers for the 3rd quarter of 2006 one can only conclude the greater Knoxville area's real estate is alive and well with no bubbles, hiccups, blips, bangs, or bumps in the road to be seen.

As always it's a great time to buy or sell a home in Knoxville, Tennessee.
