One of our listings is closing in about 10 days, and the Builder is not scheduled to complete the repairs until three days prior to close of escrow - same day that repairs must be completed by per contract and same day the buyer is supposed to sign docs so we can close on schedule.
Not that I have a crystal ball, but since the repairs are being made by the same entity who made the mistakes in the first place, I don't have a high degree of confidence that the repairs will be completed as promised. If they aren't, the Seller knows they will have to step up and take care of the repairs independently.
If only they had spent a few hundred dollars on a home inspection when they purchased the home! Just because it's new doesn't mean that it's defect free. This one had a 28 item list!

Now now. It is important to have fewer than 28 items on a punch-out (or as we call it "quality week list") list. But, a whole lot can be done in a couple days, and frankly in most new home construction hundreds of items have to be completed in the last 48 hours when painters and drywallers and cleaners are all present.
A home inspector is going to catch things that are highly technical in nature. Drywall and paint and cleaning aren't going to be caught till the last couple days anyway.
Steve - Unfortunately it's been 60 days since close of escrow, and many items are still unfinished. The "excuse" now - of course - is that the builder has to work around the occupant's schedule for access - which they knew would be the case well in advance. Not exactly a pro-active approach by the builder.
