Okay so recapping, we have the house priced correctly and the front yard is looking great! We also have a list of some of the minor repairs. If you really want the “edge” over your competition order a home inspection. You really shine above when you have the home inspection out for your potential buyers. Along with this information I would suggest that you get Home Warranty for your buyers, you can also purchase one for yourself at the listing. Home Warranties will protect you if something were to be wrong that you were unaware of between the time you list and sell. So lets say you bought a Home Warranty policy (usually around $75), than paid for the inspection (usually between $200 -$400 depending on size of your house). The inspector found something wrong with your air conditioning; your policy would cover the repair or replacement of that item. (Of course this depends on your policy so make sure you know which policy and how it works before you buy) The Home Warranty for the buyers protection is usually under $400, so for under $1000 you have given your potential buyers an added security that will give your house the “Edge” over other houses. During this part of staging you also have to neutralize your house, paint walls a neutral color, this will make the room inviting and brighten up things. Make sure that all the lights have been replaced. If you have ceiling fans, please, make sure they aren’t whoppley or have dust built up, it’s a simple fix on both. Fix leaky faucets, running toilets, make sure that all doors and drawers close properly with ease. Buyers open everything, look under sinks and in corners, make sure it’s neat everywhere! Take the emotionally attachment to your house out of the equation, pack away your personal pictures and clutter. This is VERY important, you may even have to get a storage unit to truly achieve this, so if you don’t need it to live everyday life-PACK IT UP! I cannot stress how important this is, you want the buyers to come into the house and imagine it their house from the beginning. This also helps making the transition of selling your house easier.
