I began in real estate a while back and I was doing ok because I had a job as a pharmacist. Then when I went to become a Realtor I did it gradually, and my income from real estate was just bonus. However, I eventually phased out the pharmacy job because of tunnel syndrome in both of my arms and used savings rather than the steady paycheck as my security. Over the winter I took a huge hit with the transition market and I feel that every transaction counts in surviving. I'd love to know how others are doing. I went from 1 year's income in savings to 6 months income (I did pay off my student loans though!) I'm new to blogging so be gentle with the comments. Hey, I'm not using all CAPs ok!

Are you planning to stay in Real Estate after this year?

 If things continue to be tough for some of you what are your plans outside of real estate as a back up? Do you have something you want to do or have to do if you are throwing in the towel?

For those of you that have been in this market before, what advice do you have to those that have been in this business for 5 years or less?

While I've been buying and selling homes for 10 years because my income wasn't attached to the real estate market I was oblivious to the ups and downs. Any good advice?

Whom do you turn to for advice in a time where it seems like it's everyone for themselves?

Although I can turn to my business coach for some advice it's really tough because her income is tied to me staying in the business and the program and it would be tough for her to say, it's time to get out of the business. It's not that the referrals have changed, I work twice as hard to get just as many it's that 2 years ago I closed 3.5 transactions for every 4 I received and now I can close 1 transaction with every 4 I receive.

I just came full time last October and there is no looking back. I slowly made a transition from my other job as well and it has turned out great. Some seasoned agents here are not doing as well, basically because they are waiting for things to fall in their lap like it has the past few years. But I am young and really hustling, so things are good, and I plan to be in this business a very long time. You should supplement your incoming by investing your savings, perhaps in Real Estate! As for a place to turn for non-biased advice, your already there buddy - ActiveRain is the best! Good post - work hard.

Carl, I really appreciate your comments, I guess somewhere in the mix I lost my energy I had when I first got in years ago and let the market dictate how I'm doing. I think Act As If (I'm doing great) makes a lot of sense here! I read part of Suzy Orman's comments in the back of Realtor magazine reminding me that a pressured agent is not a fun one, I have a wedding in November and I just don't ever want to fail my new family.

Tony, all that needs to be said is already said by Carl, HUSTLE.  I am new to real estate, was part time for a few months, left an office and on my own since February and have hustled with FSBO's, expireds etc., and closed 1.5 million since February.  My biggest month was July which ended up being around 12k.  Seasoned agents are waiting for it to all in their laps, get out there and hustle because being new, it won't fall in your lap.  this business is hard, you have to love it to stay motivated and if you do, then just put that motivation to work.  The strong will survive -- don't give up.

I've been through a number of down markets in my 30 plus years in the business.  The last 3-4 years were not average markets and don't come around that often.  When they do, you need to stash money away for the lean times. 

When the market slows down, it is time to get back to basics - asking for the business, farming, followup, and all the things you don't have to do when business is coming easy.  And the little things like wearing your name tag, writing thank you notes, sending birthday cards. The best agents will survive and consider this market an opportunity.  This is thinning of the herd time.

P.S.  Good job not writing in caps.  :-)

Linda it helps me with your perspective on survival. I don't know how I'm doing because I don't have anything to compare it to. It means so much to hear that this thinning is something that is normal. I love so very much how I serve my clients and friends.

Tony,  The best advice that I can give you is to take care of your clients and they will take care of you.  If you are worried about your dollar it WILL show to your clients.

I really love the personal finance spect of both buying and selling a home and being a Realtor. Both can be great if done correctly and both can create tremendous heartache. While I don't always like riding the roller coaster, I do find that helping others and learning from others is the best part. It also comes down to marketing, who couldn't use another 3 transactions? I love helping others get there!
