Never has there been a room that can have a larger impact on a buyer than the bathroom. It’s a room of such intimate exposure and can often display what I call “The ICK Factor”.
Here’s a checklist to keep your listings on track:
- Replace the plastic shower liner and wash the shower curtain.
- Take note of the shower rod; if it isn’t in pristine condition cover it with a simple plastic tubing liner (not sure what the “technical” term is). They are readily available in home centers and hardware stores. You cut it to size and clip it over the existing rod. They cost a few dollars.
- Have a close inspection on the grout and tile, it should sparkle. When dealing with stubborn stains on the grout, a great tool is the Mr. Clean Magic Sponge. Believe me it really works.
- For easy clean up for bathtubs is again the Mr. Clean Magic Reach. It’s quick and easy to clean a tub with no bending or reaching. This is also especially useful for Roman tubs.
- If there is any sign of mould on the caulking replace it. For easy, straight lines use masking tape to guide you.
- The toilet seat cover should also be in tiptop shape, if hinges are worn or the seat looks dated, buy a replacement. The toilet bowl should have no rust stains.
- There should be no trace of any personal hygiene product in the bathroom. Remove all toothpaste, toothbrushes, deodorants, body creams, bath soaps, razors, etc.
- Garbage can should be empty.
- Bath mats should either be freshly washed or keep a new set that are only put out for viewings or open houses.
- Shower doors should be clean and clear.
- Create an inviting atmosphere, accessorize with fancy soaps in an elegant dish, fresh towels, a scented candle is great for setting the mood (always be cautious when dealing with candles).
- Most importantly, and there is no delicate way to say this, but there should be no single trace of any type of hair.

Even in vacant listings, I've found "dressing" the bathroom, with a nice shower curtain, fresh towels, and some fancy soaps in a little basket, say, maybe some tiny containers of exotic shampoos like you see in hotel rooms, makes a greater impact than you'd think. I also go so far, in vacant listings, as to do the little v-fold in the toilet paper that Very Fancy Hotels do. Little things can make a big difference, especially in the bathroom and kitchen.
