I've been in Real Estate over 2 years now and I have worked with clients purchasing new homes and clients purchasing old homes.  Everyone has their own preferences as to why they chose new over old or old over new.  New homes are nice because the owners are the first to own the home and they don't have to worry about any initial repairs.  Old homes are nice because you usually get a bigger yard and older homes tend to be more unique. 

I would love to have an extensive list of the benefits of both new and old homes.  Does anyone know of an article or have something I can use to address the issue of new versus old.

My personal preference is to own an older home because I like to have a yard and to have some privacy.  But I know there are people who choose to buy new.

As an agent I like to offer clients the benefits of both, so if you have something you can email me, I would greatly appreciate it.

I would buy location. There are few new homes in this area that are for sale. I like much older homes however. Before 1950 has the charm. Before 1900 are beginning to get very historic. The before 1850 are really unique and have a very special feel.

New homes

- home warranty

- you are the first owner so it is clean, clean, clean

- usually greater appreciation rates

- if you buy in time to customize - the home reflects more of your personality

- you don't have to repaint and remodel before occupancy - move in on closing day

- builders sell homes as a business - homes are typically priced to sell (not emotional sellers)

- Less likely to have unexpected repairs not in your budget in the near future

- newer homes typically in areas with restrictions so area's values are protected

In our market with the boom that we have been having in construction I hear a lot from Buyers wanting to buy older homes because of problems with some of the new homes due to our current labor shortage.  Older homes do have the character aspect that you don't find with the new homes.

I had a client that wanted a house with a MATURE yard...that was his number one requirement. I don't know what his hang up was, but he didn't want a yard that was brand new...I think he wanted the shade trees...

The is a home for every buyer. One can never tell about a buyer's preference or what motives them.
