How many of you treat the Final Walkthrough with the respect it deserves?  This is the opportunity for your Buyer client to review the property to see that repairs promised by the Seller have been completed, and to review the receipts provided by the Seller to make sure the repairs were completed by a competent contractor.

If you discover that something is yet to be completed, or not quite right, there is still time to request a holdback in escrow to ensure that the Seller meets their commitments and obligations.

Don't treat it lightly, and do have your Buyer sign off following the Final Walkthrough!
