Luxury condos going up throughout the city, the latest trend is subtelty. Large spaces with quiet, subtle luxury is being seen in the newer condo projects.

Designers are creating kitchens that conceal major appliances. Flaunting appliances such as the Sub-Zero, the Viking, the Wolf are out. Today many buyers are looking for kitchens to be more sleek and concealed they don't want to see appliances anymore.

Many of the new condos are featuring kitchens that look like a built -in-piece of furniture; dishwashers are covered, refrigerators are covered.

Instead of traditional ovens, many condos have flat, sleek oven tops. Sleek (and often smaller) appliances with brand names like Fisher & Paykel, Liebherr, Gaggenau, Miele and Bosch are starting to replace the commercial style appliances like Viking and Wolf.

The right appliances or combination of appliances has become the new status symbol. Granite and marble is out, stainless steel is out, quartz resin and glass are in.

Out are kitchens that are un usable without counter space. Appliances are getting smaller, kitchens are not. 

Environmentally friendly materials are being used such as teak-faced cabnitetry and lava stone countertops. Green is the new wave in design. Granite and marble was the standard for kitchens and baths a few years ago.

The trend is lots of glass, mosaics, ceramics and porcelains. At Loft 25, an industrial conversion  at 420 West 25th Street in Chelsea the 79 units feature custom Schiffini glass kitchens. Everything is glass, the countertops, the cabinet doors are glass, the refrigerators are built-in and hidden behind glass panels.

Larger sexy bathrooms are a trend.  At loft 25 Master baths are 150 square feet with generous showers and no bathtubs just enormous showers with multiple rain shower heads, that don't have doors. Spa-like bathrooms. Some buyers need a tub but many do not. Some of the new bathrooms are very large that have separate compartments for the toilet, double vanities or extra large deep single sinks and large oversized showers.

This is a trend in areas other than NY condos Mitchell.  I saw a rendering from a major builder here yesterday that offered a kitchen with all appliances concealed.  Interesting.

Hi Lenn,

It's interesting because it gives the room more uses. A new building in Battery Park, the kitchen shelves fold up and are at child height to be used as a craft center or different ways throughout the day.

Actually Mitchell, the more things change, the more they remain the same.

Back in the olden days, I spend my summers with my Maternal Grandparents on their farm in North Carolina.  These were farmers who "lived off the land". 

The kitchen was ample, but in order to make space for daily chores, since a lot of scratch cooking went on, my Grandfather built a table for use at breakfast that lifted up and became flush with the wall. 

Just think, now it would be right in style.  That old lift up kitchen table.

Mitchell, I really enjoyed reading your post on the new trends. I think the use of glass in kitchens can be truly a work of art. The other day I toured a new custom home with teak cabinets ...beautiful!

Mitchell - Really interesting.  I'm always trying to stay on top of the new trends,  it is only a matter of months before the NYC trends trickle into the burbs.

Mitchell what an artful idea; and that photo is so inviting, with the most interesting bar stools providing the right splash of color. A design concept that makes sense, especially in a condo where square footage can be a premium. Very informative!

Lenn, Your Grandfather was a trendsetter.

Lizette, I agree the glass kitchens are really nice so are the teak cabinets. They also use teak in the bathroom to create the feeling of being in a spa.

Maureen, You're right NYC trends will be in the suburbs soon. I don't know if this is a trend yet, I heard about a stager in Manhattan with a new service "Staged to Date" she is staging homes for singles to make them date-relationship-friendly. I think there could be a big market.

Carole, Yes square footage is a premium. The kitchens appear much bigger with the appliances concealed.

Granite may be out in these NY condos, but it is not out in the McMansions I sell in Northern VA.  Put one of the quartz resin slabs next to a slab of Granite and Granite wins every time.

I was glad to see the cost of Granite come down to where it can now be in homes that are less than "luxury class" priced homes.  Many $500,000 price range homes now have Granite option.

Good point. "out" is too strong. Chelsea happens to be a very trendy neighborhood where all the "cutting edge" galleries and designers are located. 

I just sold a brand new 2 BR condo in a less trendy "up-and-coming" neighborhood with a beautiful granite kitchen in the $500,000 range.
