When it comes to selling a home real estate agents and their clients are often at odds concerning what repairs should be done to ensure a quick sale. Homeowners are usually very attached to their home (as they should be) and often get offended by advice to perform certain repairs. On the other hand, real estate agents often get unreasonable and ask for repairs that the owner cannot make or even should not make. Either way, there are some quick repairs that have been shown to cut down the time that the home stays on the market. What's more interesting, many of these repairs are very inexpensive and easy. First, let's start with the flooring. If your home has carpet, you should get your carpet steamed and cleaned no matter what the condition. You can hire a carpet cleaning company or rent a carpet cleaning machine from your local grocery store. Either way, this process will not cost you more than one or two hundred dollars. It's effect however, will go a long way to add much more to your bottom line. Carpet cleaning helps with the look as well as the aroma. Second, we will continue with the walls. A fresh coat of paint always helps. Think of it this way: Would you try to sell a car without washing it first? In the same manner, your home must be as presentable as possible to increase your chances of selling quickly. If you like home improvement projects you can involve the entire family and make it a painting party. This will only cost you a few bucks for the paint and supplies. If not, you can hire a painter to do it quickly for a reasonable price. Make sure you go with neutral colors that will appeal to a majority of people. Third, we will tackle the fixtures. If any fixtures are not working, make sure that you repair or replace them before your first home showing. It may not be a big deal that a bath faucet leaks a little water, but the truth is, it can send a bad message to the buyer that this home has defects. You want to avoid this at any cost. Also, it is always a good idea to replace any broken or missing wall plates. They are extremely inexpensive and easy to install. Last, curb appeal is what will entice buyers to your home so it is always a good idea to pay some attention to the landscaping. Make sure that on the day of the showing you put some fresh mulch to the flower beds (if applicable) and water the yard right. This will make it look fresh and vibrant and will increase the curb appeal of your home.
I can't tell you how many inspections I go on and I'm wondering if these people are really trying to sell their home. Missing outlet covers, clutter, loose or hanging light fixtures etc. Some are in the process of moving when I arrive and I can understand some messiness. I can tell many don't watch HGTV or they would do better :)
