recorded later.&lt;font&gt;&amp;nbsp;&lt;/font&gt;&lt;/p&gt;
&lt;p class="MsoNormal" style="font-family: Arial;"&gt;&lt;b style="background-color: rgb(255, 153, 255);"&gt;&lt;span style="font-size: 12pt;"&gt;During the
month of July, 2008, &lt;/span&gt;&lt;/b&gt;&lt;span style="font-size: 12pt;"&gt;&lt;span style="background-color: rgb(255, 153, 255);"&gt;there
were 804 Single Family Homes &lt;/span&gt;&lt;b style="background-color: rgb(255, 153, 255);"&gt;SOLD&lt;/b&gt;&lt;span style="background-color: rgb(255, 153, 255);"&gt; in &lt;/span&gt;&lt;st1:place w:st="on" style="background-color: rgb(255, 153, 255);"&gt;&lt;st1:placename w:st="on"&gt;&lt;strong&gt;Broward&lt;/strong&gt;&lt;/st1:placename&gt;&lt;strong&gt;

recent Sun Sentinel Headline stated, "Existing Home Sales in South
Florida Continue to Slide" (I inserted a screenshot of the top portion
of the Article below). &amp;nbsp;Dramatic, "doom and gloom" headlines
are a frequent Media tactic....it sells papers....this tactic is in
keeping with the old saying that "Bad news travels fast". &amp;nbsp;&lt;br&gt;
&lt;br&gt;
Well, I'm not one to simply regurgitate Media's articles when asked
about the current state of the Market. &amp;nbsp;I dissect real data
and provide the facts to you, NOT "Spin" or dramatic headlines.
&amp;nbsp; &amp;nbsp;&lt;br&gt;
&lt;br&gt;
The beginning of the Article states that prices fell, which is
accurate, however, the headline is mis-leading as it seems to imply
that &lt;span style="text-decoration: underline; font-weight: bold;"&gt;in
the current market&lt;/span&gt;, fewer homes are being sold.
&amp;nbsp;Now, when you view their Graph and read the Article,
it&amp;nbsp;shows that they're comparing Sales from a year ago to Sales
today. I viewed MLS data for Single Family Homes sold in June of 2007
and the number is 961, so approximately 100 fewer homes were sold in
June of 2008 (864 homes sold) compared to June of 2007 (961 homes sold).&lt;br&gt;
&lt;br&gt;
The Article doesn't state their source of information regarding sales
volume. &amp;nbsp;Their chart shows that 639 homes were sold in June,
however, MLS data shows 864 Single Family Homes sold in June 2007
through Brokers (doesn't include sales that were conducted privately,
which would add a few homes to the total number sold). &amp;nbsp; &lt;br&gt;
&lt;br&gt;
The Article also states, "&lt;span style="font-family: Arial;"&gt;Meanwhile, South Florida buyers
interested in lower price levels scooped up condominiums last
month...". &amp;nbsp;Of course, a couple of days after this Article
appeared, several people that I spoke with told me they read that more
Condos were being sold than Single Family Homes and that fewer Homes
are being sold. The Facts are that home sales have increased almost
each month this year and that more Single Family Homes are being sold
than Condos. &amp;nbsp;&lt;/span&gt;&lt;br&gt;
&lt;span style="font-size: 12pt; color: black; font-family: Arial;"&gt;&lt;br&gt;
In my reports, I provide the links to view the pictures, purchase
prices, and addresses of homes sold, so you're actually able to verify
the data against Tax Records if you choose. &amp;nbsp; I like for you
to be able to verify the data that I provide so that you know I'm
giving you facts and so you won't feel that I'm mis-representing
information in a self-serving attempt (aka Real Estate Agent &lt;/span&gt;&lt;span style="font-size: 12pt; color: black; font-family: Arial;"&gt;"Spin").&lt;br&gt;
&lt;br&gt;
So, no the Market hasn't recovered and yes, much improvement is still
needed, but there are positive things happening&amp;nbsp;and &lt;big style="color: rgb(255, 0, 0);"&gt;&lt;span style="font-weight: bold; text-decoration: underline;"&gt;sales
have nearly doubled since the beginning of 2008&lt;/span&gt;&lt;/big&gt;.

During the month of July, in Broward County, 11 Condos
sold at &lt;span style="text-decoration: underline;"&gt;final
sales prices of $1,000,000 and above&lt;/span&gt;. They sold at &lt;strong&gt;&lt;span style="text-decoration: underline;"&gt;final purchase prices&lt;/span&gt;&lt;/strong&gt;
(&lt;span style="text-decoration: underline;"&gt;NOT LISTING

Inventory in the Luxury Condo Market compares to
the rest of the market? &lt;br&gt;

In Broward County, there are currently 21,919&amp;nbsp; Condos
listed for Sale in all price ranges. Of the 21,919 Condos listed for
sale, 680 are listed for sale at $1,000,000 and
higher,
so &lt;span style="font-weight: bold; color: rgb(255, 0, 0); text-decoration: underline;"&gt;Inventory
in the Luxury Condo market is SIGNIFICANTLY lower than the rest
of the market&lt;/span&gt;. &amp;nbsp;Please be reminded of my comment
at the beginning of this post in reference to the definition of
"Luxury" that's used for the purpose of my monthly report, however, I
am well aware that there are Luxury Condos that are listed and sold for
less than $1,000,000, however, sales at or over $1,000,000 are simply
the higher end of the market. &amp;nbsp;View the following Graph I

Of course, we know that &lt;span style="text-decoration: underline;"&gt;price
alone&lt;/span&gt; doesn't truly define "Luxury", but for my
monthly&amp;nbsp; &lt;a href="http://www.vickierealestate.com/content/article.html?id=1494065"&gt;&lt;strong&gt;Broward
County Luxury Real Estate Market&lt;/strong&gt;&lt;/a&gt; , I review
homes that sold at final purchase prices of $1,000,000 and above. &lt;br&gt;
&lt;br&gt;
During the month of July, in Broward County, 29 Single Family Homes
sold at &lt;span style="text-decoration: underline;"&gt;final
sales prices of $1,000,000 and above&lt;/span&gt;. They sold at &lt;strong&gt;&lt;span style="text-decoration: underline;"&gt;final purchase prices&lt;/span&gt;&lt;/strong&gt;
(&lt;span style="text-decoration: underline;"&gt;NOT LISTING
PRICES&lt;/span&gt;) between $1,025,000 and $2,710,000. &amp;nbsp;&lt;a href="http://sef.mlxchange.com/Pub/EmailView.asp?r=1195204807&amp;amp;s=SEF&amp;amp;t=SEF" target="_blank"&gt;Click here to view their pictures and details&lt;/a&gt;&amp;nbsp;(if

homes sold, 16 are Homes with Ocean Access. &amp;nbsp;The Subdivision

&lt;br&gt;
In Broward County, there are currently 16,956&amp;nbsp; Single Family
Homes
listed for Sale in all price ranges. Of the 16,956 homes listed for
sale, 1,407 of those homes are listed for sale at $1,000,000 and
higher. Of the 1,407 homes for sale, 436 are located in Ft. Lauderdale.
&amp;nbsp;Of the 436 located in Ft. Lauderdale and priced at
$1,000,000+,
319 are Waterfront,
so &lt;span style="font-weight: bold; color: rgb(255, 0, 0); text-decoration: underline;"&gt;Inventory
in the Luxury market is SIGNIFICANTLY lower than the rest
of the market&lt;/span&gt;. &amp;nbsp; View the following Graphs I

(particularly Waterfront) remains in demand and is a great Investment
that, although impacted by market conditions, &lt;span style="text-decoration: underline; font-weight: bold;"&gt;has
not been&lt;/span&gt;&amp;nbsp;as severely impacted as the
non-Luxury&amp;nbsp;segment of the
market.&lt;/font&gt;&lt;/p&gt;
&lt;p&gt;&lt;font face="Arial" size="3"&gt;I said the
same thing in last month's Report and I'm saying it again.

reduced sale volume, price reductions and although there are many deals
that are available at prices that are &lt;span style="text-decoration: underline;"&gt;significantly&lt;/span&gt;
reduced from peak prices a few years ago, the Luxury Market hasn't
crashed and burned. &amp;nbsp;The fact that the Luxury Market maintains
its
value much better than the rest of the market is a benefit to savvy
Buyers who understand that their purchase is one that not only
significantly increases in value over time, but also is not affected in
the same way by declining market conditions in other segments of the
Market.&lt;/font&gt;&lt;/p&gt;

Foreclosures? &amp;nbsp;Again, the numbers here are VERY different from
the
rest of the Market. &amp;nbsp;Using IMAPP, a Tax database that provides
detailed Tax information and Foreclosure search functions, I searched
for Broward Foreclosures and Mortgage Delinquent properties with Loan
Balances greater than or equal to $1,000,000. &amp;nbsp;325 results
were
returned (including ALL property types--Single Family, Multi-Family,
Condo, Commercial, etc.) &amp;nbsp;Searching properties in Broward
County
with Loan Balances less than $1,000,000 returned 5,000 results
(including ALL property types). &amp;nbsp; &amp;nbsp;Yes, I understand
there
are Foreclosed and delinquent Luxury properties with Loan Balances that
are less than $1,000,000, but I provided the numbers above as an
overview so that you're able to understand the differences in Market
conditions.&lt;/font&gt;&lt;/p&gt;
