July 2008 Broward County Market Report (July 1, 2008 - July 31, 2008)

Wondering what's selling in Broward? How many Homes Sold in Broward? How many Homes sold in Broward in July? How many homes sold in Ft. Lauderdale and other Broward cities? Looking for a monthly Broward Real Estate Market Report?

Broward County is located between Palm Beach County and Dade County (the Miami area). The majority of Southeast Florida includes the Tri-County area of Broward, Palm Beach, and Dade County.

When considering buying or selling a Home, it is important that you’re familiar with REAL data/facts about homes sold (NOT rumors about how many homes are selling, which homes sold, and what they’re selling for). When you’re ready to place an Offer to purchase a home, this data also assists you with making an Offer that’s based in reality, an Offer that’s more likely to be accepted.

I gather information that I provide about homes sold in Broward County from the S.E. Florida MLS and the following information is current as of today, 8/18/08. I typically wait until at least the middle of the following month to report in order to, hopefully, allow for all of the previous month's sales to have been recorded in the MLS, however, it's likely that a few additional sales will be recorded later.

During the month of July, 2008, there were 804 Single Family Homes SOLD in Broward County (they were sold at final sales prices between $80,000 and $2,900,000). Of the 804 Single Family Homes SOLD in Broward County in July 2008 (The “Sold” prices below mean the final sale price, NOT the listing price at the time of the sale):

A recent Sun Sentinel Headline stated, "Existing Home Sales in South Florida Continue to Slide" (I inserted a screenshot of the top portion of the Article below). Dramatic, "doom and gloom" headlines are a frequent Media tactic....it sells papers....this tactic is in keeping with the old saying that "Bad news travels fast".

Well, I'm not one to simply regurgitate Media's articles when asked about the current state of the Market. I dissect real data and provide the facts to you, NOT "Spin" or dramatic headlines.

The beginning of the Article states that prices fell, which is accurate, however, the headline is mis-leading as it seems to imply that in the current market, fewer homes are being sold. Now, when you view their Graph and read the Article, it shows that they're comparing Sales from a year ago to Sales today. I viewed MLS data for Single Family Homes sold in June of 2007 and the number is 961, so approximately 100 fewer homes were sold in June of 2008 (864 homes sold) compared to June of 2007 (961 homes sold).

The Article doesn't state their source of information regarding sales volume. Their chart shows that 639 homes were sold in June, however, MLS data shows 864 Single Family Homes sold in June 2007 through Brokers (doesn't include sales that were conducted privately, which would add a few homes to the total number sold).

The Article also states, "Meanwhile, South Florida buyers interested in lower price levels scooped up condominiums last month...". Of course, a couple of days after this Article appeared, several people that I spoke with told me they read that more Condos were being sold than Single Family Homes and that fewer Homes are being sold. The Facts are that home sales have increased almost each month this year and that more Single Family Homes are being sold than Condos.

In my reports, I provide the links to view the pictures, purchase prices, and addresses of homes sold, so you're actually able to verify the data against Tax Records if you choose. I like for you to be able to verify the data that I provide so that you know I'm giving you facts and so you won't feel that I'm mis-representing information in a self-serving attempt (aka Real Estate Agent "Spin").

So, no the Market hasn't recovered and yes, much improvement is still needed, but there are positive things happening and sales have nearly doubled since the beginning of 2008.

There are currently 16,953 Single Family Homes for Sale in Broward County.

Of the 16,953 Single Family Homes currently listed for Sale in Broward County:
5,829 are priced under $250,000 Search Broward Homes for Sale under $250,000
7,148 are priced between $250,000 and $499,999 Search Broward Homes for Sale under $500,000
2,569 are priced between $500,000 and $999,999 Search Broward Homes for Sale under 1 Million
1,407 are priced at $1,000,000 and above with the highest priced at $28,500,000, a Single Family Home for Sale in Rio Vista Isles with 11 Bedrooms, 12 Full Bathrooms, and 5 Half Bathrooms

There are 1,571 PENDING Sales of Single Family Homes in Broward County (priced between $34,900 and $5,500,000). “Pending” means that a Buyer submitted an Offer to the Seller, the Seller accepted the Offer, and there is now a Contract for the Sale of the Home. “Pending” means the sale of the home is not final yet because many items still have to be completed before the home is actually sold (examples include, but aren’t limited to, Home Inspection, Home Appraisal, Lender Approval of the Offer, Title Search, Securing a Home Loan, Building Completion, etc.)

During the month of July, 2008, there were 730 Condos, Townhouses, Villas and Coops SOLD in Broward County as follows:

So, there are more Single Family Homes being sold than Condos, Townhouses, Villas, and Coops.

6,923 are priced between $150,000 and $249,999
4,295 are priced between $250,000 and $499,999
1,425 are priced between $500,000 and $999,999

So, you're planning to buy a Ft. Lauderdale Luxury Condo, sell a Ft. Lauderdale Luxury Condo, sell a Ft. Lauderdale Waterfront Condo, or you're just interested in checking out the Ft. Lauderdale Luxury Real Estate Market and Broward Luxury Real Estate Market.

Of course, we know that price alone doesn't truly define "Luxury", but for my monthly Broward Luxury Condo Market Report, I review Condos that sold at final purchase prices of $1,000,000 and above.

During the month of July, in Broward County, 11 Condos sold at final sales prices of $1,000,000 and above. They sold at final purchase prices (NOT LISTING PRICES) between $1,000,000 and $1,745,000. Of the 11 Condos sold, all except 1 are Waterfront Condos with Ocean Access. Lauderdale, Hollywood, and Lauderdale by the Sea.

In Broward County, there are currently 21,919 Condos listed for Sale in all price ranges. Of the 21,919 Condos listed for sale, 680 are listed for sale at $1,000,000 and higher, so Inventory in the Luxury Condo market is SIGNIFICANTLY lower than the rest of the market. Please be reminded of my comment at the beginning of this post in reference to the definition of "Luxury" that's used for the purpose of my monthly report, however, I am well aware that there are Luxury Condos that are listed and sold for less than $1,000,000, however, sales at or over $1,000,000 are simply the higher end of the market. Ft. Lauderdale is known as the "Venice of America" as well as the Mega Yacht Capital of North America. We are a City of islands held together by Rivers, 300 Miles of Canals, bays and waterways hundreds of miles long. Many Fort Lauderdale residents and visitors enjoy boating in their speedboats, enjoying a fishing charter, spending a day at the Beach, or cruising the coastline by Yacht.

So, you're planning to buy a Ft. Lauderdale Luxury Home, sell a Ft. Lauderdale Luxury Home, sell a Ft. Lauderdale Waterfront Home, or you're just interested in checking out the Ft. Lauderdale Luxury Real Estate Market and Broward Luxury Real Estate Market.

During the month of July, in Broward County, 29 Single Family Homes sold at final sales prices of $1,000,000 and above. They sold at final purchase prices (NOT LISTING PRICES) between $1,025,000 and $2,710,000. Of the 29 homes sold, 16 are Homes with Ocean Access. The Subdivision with the most sales was Coral Ridge Country Club with 4 Sales, purchased at final prices between $1,250,000 and $2,710,000.

These homes are located in Coral Springs, Davie, Ft. Lauderdale, Lighthouse Point, Parkland, Plantation, Pompano Beach, and Weston.

The 29 homes sold are located in the Subdivisions of 7 Isles, Bal Harbour, Cypress Point, Idlewyld, Lighthouse Point, Nurmi Isles, Parkland Golf and Country Club, Rio Vista C J Hectors, Sea Island, Tall Pines, The Landings, Windmill Lake Estates, Coral Key Villas, Coral Ridge Country Club, Hawk's Landing, Lauderdale Harbor, Long Lake Ranches, Pelican Isle, Provence, Riverstone, Stilwell Isles, The Isles, and Weston Hills Country Club.

Are you wondering how Inventory in the Luxury Home Market compares to the rest of the market?

In Broward County, there are currently 16,956 Single Family Homes listed for Sale in all price ranges. Of the 16,956 homes listed for sale, 1,407 of those homes are listed for sale at $1,000,000 and higher. Of the 1,407 homes for sale, 436 are located in Ft. Lauderdale. Of the 436 located in Ft. Lauderdale and priced at $1,000,000+, 319 are Waterfront, so Inventory in the Luxury market is SIGNIFICANTLY lower than the rest of the market. View the following Graphs I created comparing Inventory amounts.

South Florida Luxury Real Estate (particularly Waterfront) remains in demand and is a great Investment that, although impacted by market conditions, has not been as severely impacted as the non-Luxury segment of the market.

I said the same thing in last month's Report and I'm saying it again. When you're considering buying or selling a home, it's necessary to "drill down" and correctly evaluate stats for your specific segment of the market. Though you often hear Media reports regarding the state of the current market, you need to be aware that Media often paints issues with a very broad brush. Real Estate is VERY local and conditions usually vary significantly throughout various Cities, Subdivisions, price ranges, home types, etc.

The Luxury Market is NOTHING like the non-Luxury Market. To use a Car analogy, we're not talking about buying or selling a Kia. We're talking about Maserati, Lamborghini, Bentley....you get the picture! The Luxury Real Estate Market is one that holds its value significantly better than the rest of the Market. Although it has experienced reduced sale volume, price reductions and although there are many deals that are available at prices that are significantly reduced from peak prices a few years ago, the Luxury Market hasn't crashed and burned. The fact that the Luxury Market maintains its value much better than the rest of the market is a benefit to savvy Buyers who understand that their purchase is one that not only significantly increases in value over time, but also is not affected in the same way by declining market conditions in other segments of the Market.

Wondering about Broward Luxury Foreclosures? Again, the numbers here are VERY different from the rest of the Market. Using IMAPP, a Tax database that provides detailed Tax information and Foreclosure search functions, I searched for Broward Foreclosures and Mortgage Delinquent properties with Loan Balances greater than or equal to $1,000,000. 325 results were returned (including ALL property types--Single Family, Multi-Family, Condo, Commercial, etc.) Searching properties in Broward County with Loan Balances less than $1,000,000 returned 5,000 results (including ALL property types). Yes, I understand there are Foreclosed and delinquent Luxury properties with Loan Balances that are less than $1,000,000, but I provided the numbers above as an overview so that you're able to understand the differences in Market conditions.
