      <title>Free Home Inventory Forms - Do You Know What You Have or Will You Be Caught Unprepared?</title>

&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;All home owners and renters should have at the very least paper copies of a home inventory and it should be stored away from the home.&amp;nbsp; A video or picture documentation and the receipt is even better but it is good to have something.&amp;nbsp; I wondered how many Iowans that were impacted by the flooding Mississippi had the documentation they needed to file claims with their insurance companies.&amp;nbsp; If you don't have records of what you own go to this link and print off these forms.&amp;nbsp; Take the time to record what you have, it took a long time to be able to earn enough to purchase those things and yes you probably have insurance.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;It is helpful to keep this current at least once a year, why not at New Year's time.&amp;nbsp; We get things that need to be insured at that time of year and the camera is handy.&amp;nbsp; Record the info., snap a picture (you do need to print it) attach the receipt if you have it and put it all in the BIG envelope you keep IN THE SAFE DEPOSIT BOX, take the envelope to the safe deposit box and you are done.&lt;/p&gt;
&lt;p&gt;The perfect time to begin a home inventory is when you are moving, you have to pack it, why not document it?&lt;/p&gt;
&lt;p&gt;If you have older parents it is a good idea to help them do a complete inventory, a video camera is a big help too.&amp;nbsp; Hey it can be fun, spend some time together and get a good deed done.&lt;/p&gt;

      <title>Top 10 Ways I'm Saving Money in the Current Market</title>
      <description>&lt;p&gt;The headlines are all gloom and doom, I am tired of reading them and I'm tired of seeing all the political mud slinging.&amp;nbsp; I am making my own good&amp;nbsp;news that will just maybe help someone else have a better day.&amp;nbsp;&amp;nbsp; I love helping sellers, buyers and investors but I have found ways to reduce my costs and in the process maybe improve my health and improve my business.&lt;/p&gt;
&lt;p&gt;Below are ways I am saving money in my life and in my business.&amp;nbsp; Please add others you are using to get a better grasp of your budget.&lt;/p&gt;
&lt;p&gt;1) No Chi Tea in the morning - saving about $11.00 a week&lt;/p&gt;
&lt;p&gt;2) Cut eating out by 2/3 - my husband and I both work long hours and it seemed like eating out was a necessity.&amp;nbsp; It isn't - approximate savings a week $80.00&lt;/p&gt;
&lt;p&gt;3) Packing both of our lunches - eating better and saving about $65.00 a week&lt;/p&gt;
&lt;p&gt;4) Caffeine boost of 2 sodas a day - healthier diet and saving about $50.00 a week&lt;/p&gt;
&lt;p&gt;5) Planning my showings better to save gas.&amp;nbsp; Unknown savings at this point but I drive a Toyota Solara and get about 24 miles to the gallon.&lt;/p&gt;
&lt;p&gt;6) On days I do not have office appointments or floor time I work at home.&amp;nbsp; I live about 4.5 miles from my office but I do go home to share my&amp;nbsp;lunch (with a small buy mighty chihuahua named Spike) and then back. Round trip for a normal day about 18 miles.&amp;nbsp;About $3.25 in gas a week, not a lot but it all adds up.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;7) Programmable thermostat in our home, we have moved and have propane for the furnace fuel.&amp;nbsp; I have never had this type of heat but our previous home had 2 programmable thermostats and I really liked having the ability to manage the temperature when I wasn't home or when sleeping. Unknown savings, industry estimate is about $120.00 a year.&amp;nbsp; Living in Iowa, in Blizzard Alley on the Buffalo Ridge I imagine we will save a lot more than that.&lt;/p&gt;
&lt;p&gt;8) I have hired a service to do my mailings, they also do the postage.&amp;nbsp; I don't have to take the time to write, place postage or mail the info.&amp;nbsp; Estimated hours saved that can be used for other prospecting 3 a week.&amp;nbsp; That is 3 I can be on the phone staying in touch or doing other more immediate contacting.&lt;/p&gt;
&lt;p&gt;9) Reviewed my advertising for 09, refined and focused it.&amp;nbsp; I didn't renew some, at a savings of &amp;nbsp;about $25.00 a week.&lt;/p&gt;
&lt;p&gt;10) Read more marketing books, blogs, checkout websites of competitors, learn more about SEO so I can implement it more efficiently and not have to pay a service.&amp;nbsp; Knowledge&amp;nbsp;of how to do something is&amp;nbsp; abetter investment than paying to have it done in some instances. Currently, I do my own website and SEO but I have been seriously looking into having it done in 09.&amp;nbsp; Cost savings in 09 will be $175 a month.&lt;/p&gt;
&lt;p&gt;Anyone else out there have any ideas?&lt;/p&gt;</description>

      <title>Is Insurance Taking Too Big a Bite Out of Your Budget?</title>
      <description>&lt;p&gt;If you are as confused about insurance as I was checkout this article from Bankrate.com.&amp;nbsp; It is excellent at explaining what insurances you don't need, the ones that really aren't much, if any, help to you but really help line the pockets of the insurance company.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;I don't completely agree with the article on&amp;nbsp;1 type of insurance noted here: Flood insurance I believe is vital if you are in the 100 year flood plain.&amp;nbsp; My belief in this is the result of being in a lot of floods and seeing the devastation the Mississippi caused along the eastern border of Iowa this year.&lt;/p&gt;
&lt;p&gt;This article will help you get on a firmer footing with your insurance company, if they have you in one of the insurances noted in this article get them on the phone or better yet visit them in person, take this article, ask them to explain why you need the insurance in question and then decide for yourself.&amp;nbsp;If you are trying to buy a home or trying to just make your mortgage and stay out of foreclosure &amp;nbsp;this information may help you get your budget under control.&lt;/p&gt;
&lt;p&gt;Realtors, this is a good area to address when you have Sellers come in who are getting close to or who are already in foreclosure proceedings.&amp;nbsp; It is also a good area to have your Buyer clients review with their insurance agent prior to buying.&lt;/p&gt;

      <title>Loss of a Peer</title>
      <description>&lt;p&gt;Today we lost a peer, a broker from our town, mls and board. It is always a wake-up call when someone you work with or know dies unexpectedly. This loss was one of those, Clara Stanley was the Broker Owner for Stanley Real Estate. We as Realtors don't always get along but when we lose one of our own we tend to close ranks and for a brief time come together as a united force. It is a shame we aren't always working together and I am just as guilty as anyone. I hope in the future I will bear in mind what words I say, what thoughts I think and especially what my actions say to others because I know it could be the last thing that person hears.&lt;br /&gt;Clara will be missed, she was a very unique person who did things her own way.&lt;br /&gt;&lt;br /&gt;Respectfully &lt;br /&gt;Georgia A.       <title>Principal Residence Debt Forgiveness Income Relief - Nuts and Bolts and Opinions</title>
      <description>&lt;p&gt;I just sat through a great class - Tax Update was the topic - yeah I know sounds absolutely horrible but it wasn't!&amp;nbsp; I learned a lot and one of the top things is about this new provision for taxpayers who get into mortgage trouble and get foreclosed upon.&amp;nbsp; The points that I think (I am not an accountant - call yours or go on line and learn more) are the most important are as follows:&lt;/p&gt;
&lt;p&gt;1) It is included in the 2007 Mortgage Relief Act&lt;/p&gt;
&lt;p&gt;2) The income forgiveness amount is insane, no income on debt forgiveness up to $2,000,000 - that's 2&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp;&lt;strong&gt;&lt;em&gt;&lt;span style="text-decoration: underline;"&gt; Million&lt;/span&gt;&lt;/em&gt;&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;3) The loan can only be secured by the tax payer's principal residence&lt;/p&gt;
&lt;p&gt;4) This relief applies currently to debts discharged from January 1, 2007 through December 31, 2009&lt;/p&gt;
&lt;p&gt;5) Second mortgages and equity loans are not included unless&amp;nbsp;the money went towards home&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;improvement, in most cases it applies to original purchase plus improvements&lt;/p&gt;
&lt;p&gt;6) All debt forgiveness reduces the residence cost basis dollar for dollar.&lt;/p&gt;
&lt;p&gt;How do&amp;nbsp;you feel about this, I don't like it - I don't think this is going to help anyone especially taxpayers.&amp;nbsp; What is going to stop the foreclosed buyer from going out and doing it again?&amp;nbsp; Much in the same way there is nothing in place to make greedy irresponsible financial companies from taking advantage of financially uneducated buyers who trust them.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Can I hear a AMEN to making &lt;strong&gt;&lt;em&gt;&lt;span style="text-decoration: underline;"&gt;all&lt;/span&gt;&lt;/em&gt;&lt;/strong&gt; financial companies have a fiduciary duty to &lt;strong&gt;&lt;em&gt;&lt;span style="text-decoration: underline;"&gt;their &lt;/span&gt;&lt;/em&gt;&lt;/strong&gt;clients?&amp;nbsp; The CEO's and companies who have written the lion's share of these defaulting loans should be held criminally and financially liable. What would that do; put a few of these&amp;nbsp;predators (yes that's what they are) in jail and I bet word will spread pretty fast that the American public is not going to just sit on their hands and let this happen again. If that doesn't work maybe we need to bring back public flogging and stocks!&lt;/p&gt;

&lt;p&gt;&amp;nbsp;I recently did an equipment inspection of&amp;nbsp;Dale Davis's&amp;nbsp;home lanes and its 4 new lanes so I figured I would share them with the world.&amp;nbsp;&lt;/p&gt;

&lt;p&gt;A little about Alta: Alta, Iowa is a small community, just 4 miles west of Storm Lake, it is a close knit community where everyone looks out for each other.&amp;nbsp; Unlike the bigger areas out real estate market is still going strong.&amp;nbsp; Kids can play outside safely and long walks hold only the threat of&amp;nbsp;a sunburn.&amp;nbsp; Alta is my home, and if I had known there was a place like Alta I would have raised my boys here.&amp;nbsp; This is a place where people still worship in God's house on Sunday, and God's house is the place where the Word of God comes alive through all the inspired words of the Bible.&amp;nbsp;&lt;/p&gt;</description>

      <title>Alta Iowa's Blind Bowler has a New Home</title>
      <description>&lt;p&gt;Alta, Iowa has become famous over night; the reason is 79 year old Dale Davis. &amp;nbsp;Dale is blind, but man he can bowl, he bowled the first perfect game Century Lanes has ever seen - but I don't think it will be the last.&amp;nbsp; Dale bowls at Century Lanes located on Main Street in Alta.&amp;nbsp; Dale is a slight man,&amp;nbsp;a veteran and he is legally blind.&amp;nbsp; His nickname is "The Hammer" and he spends his time with his sister Thelma and his little dog.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Clem LeDoux, the owner of Century Lanes, is expanding and adding 4 more lanes and Dale has a new pair of bowling shoes he plans on try out as soon as the work is done.&amp;nbsp; That work should be completed this weekend, Dale will&amp;nbsp;most assuredly&amp;nbsp;be one of the first bowlers to try the new lanes out.&amp;nbsp;&lt;/p&gt;

      <title>Handscraped Solid Hardwood Flooring - Any Recommendations on Products</title>
      <description>&lt;p&gt;All remodelers and everyone who has had wood flooring put in:&lt;/p&gt;
&lt;p&gt;If you read my blog, you know we sold our home in a Alta Iowa (4 miles west of Storm Lake) and bought an acreage, the main floor of the existing home will be completely gutted and redone.&amp;nbsp; We are planning to put in hand scraped hardwood floors - probably 5 inch solid planks.&amp;nbsp; If anyone has experience with this type of flooring please let me know if you like it, if you think one product is better than another.&amp;nbsp; We have narrowed it down to&amp;nbsp;products from&amp;nbsp;Anderson and Homerwood.&lt;/p&gt;

      <title>Husqvaran's Robotic Lawn Mower - Can you make one to mow 4.3A?</title>
      <description>&lt;p&gt;Robotic floor sweepers, vacumers and moppers (is that a word?), now a robotic lawn mower.&amp;nbsp; I love the idea, we have 4.3 acres and I hate to mow.&amp;nbsp; I emailed Husqvarna and asked if they made an industrial size robotic mower, I haven't heard back yet.&amp;nbsp; I am ever hopeful!&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Next it would be nice if&amp;nbsp;someone would develop a robotic dog walker/runner, I have a 4lb chihuahua named Spike and we live in Iowa.&amp;nbsp; He is a racing Chihuahua, so he likes to go really fast, I don't keep up too well but maybe a robot dog walker ....... who knows what will come out next.&lt;/p&gt;

      <title>Can you say SOLD - I think I may need therapy</title>
      <description>&lt;p&gt;Yes,&lt;/p&gt;
&lt;p&gt;Our home is entering the&amp;nbsp;end stretch and should close in less than 30 days.&amp;nbsp; I&amp;nbsp; have not been the ideal client, I have been moody, particular, not very negotiable, and quite sad.&amp;nbsp; I tell my clients they have to get to where "this is not your HOME anymore, it is just a property.&amp;nbsp; Hum, I didn't adjust to that idea too good or fast.&amp;nbsp; I think I am getting there, but I relapse occasionally and have to go to DQ to&amp;nbsp;comfort myself with a Blizzard.&amp;nbsp; At this rate I could weigh 200 pounds before we are able to get our new home designed let alone remodeled.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Oh Well, it is an acreage, I can always lose a little helping to mow, dig thistles, shovel dirt into the new raised beds, side the old garage, help with the new concrete, deconstruct the main floor..... naw.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;This experience has really been an eye opener for me, I am much more in tune with the stress and yes even mourning they go through when they sell a home.&lt;/p&gt;

      <title>Buying a Home Without a Realtor Will Probably Cost You Big Bucks</title>
      <description>&lt;p&gt;Are you considering buying a self represented property (For Sale by Owner)? Would you do surgery on yourself? No, Would you represent yourself in a law suit? No But, you think going into a huge financial transaction without the knowledge and skills of an expert could be a good idea???!!!&amp;nbsp;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Do you know what to ask a FSBO, what to look for in the property, where to get the property records,&amp;nbsp;what other&amp;nbsp;similar properties have sold for in the last 12 months, &amp;nbsp;do you know what documents a seller needs to provide to you and when? How did the FSBO decide on the price for the home, hard facts or "it seems like it would be worth ______, or I'm moving to _________ and that's what I need to get out of it to be able to buy there, or so and so's across town sold for _________ and ours is nicer?&lt;/p&gt;
&lt;p&gt;A Realtor is your representation, your analyst of real estate data, assurance that the legal paperwork is completed and is completed correctly, the one who follows up with the flow of the process to closing. Not to mention your negotiator.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;In the last month&amp;nbsp;I have had the&amp;nbsp;sad experience of having to tell 2 sellers who need to sell they paid too much they both bought from FSBO sellers.&amp;nbsp; Now they will both take a loss to be able to sell their properties.&amp;nbsp; I know this isn't uncommon in the large metro areas where the foreclosure epidemic is hitting but it is very uncommon in our area.&amp;nbsp;&amp;nbsp;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;One of the properties didn't appraise for the bank&amp;nbsp;loan to purchase, the contract didn't stipulate it had to appraise and the buyers "Just wanted it", so they paid the difference.&amp;nbsp; Great for the sellers - big problem for the buyers.&amp;nbsp; The buyers have negative equity on both.&lt;/p&gt;
&lt;p&gt;Would this have happened if they had paid&amp;nbsp;a Realtor to represent them- not&amp;nbsp;likley, a professional licensed Realtor has training in property pricing, legal issues in real estate, complete property disclosures, lead based disclosures and they&amp;nbsp;will do a CMA (competitive market analysis) this will show the properties that are most like the one you are interested in and what they have sold for in the last 12 months,&amp;nbsp; and last but not least your Realtor is your negotiator.&amp;nbsp; The Realtor's&amp;nbsp; goal is to get you the property you want at the best terms possible when dealing with an unrepresented seller.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Take home - you&amp;nbsp;will end up paying a Realtor to represent you in the purchase of a FSBO but it is money well spent.&amp;nbsp; On the 2 properties above the money spent to have a Realtor represent the buyers would have saved the them over $27,000 in less than&amp;nbsp;3 years, that's a 37% return on investment.&lt;/p&gt;

      <title>Housing bill bail out - some aspects you may not know, be part of the solution</title>
      <description>&lt;p&gt;Follow the link to read more about some interesting aspects of this bail out for Fannie Mae and Freddie Mac.&amp;nbsp; This article is by Gail Russell Chaddock and she addresses sub prime loans, minorities and block grants that will be included in the bail out.&lt;/p&gt;
&lt;p&gt;I have been reading all I can find on this topic, this situation is the result of a partial ethics problem with Buyers and Realtors, and a total ethics problem with financial institutions, in a word GREED.&amp;nbsp; For several years I have been telling everyone in this area including bankers, buyers, sellers, Realtors &amp;nbsp;etc. that most sub prime loans are not a good thing.&amp;nbsp; Several years ago I had another Realtor get disgusted and tell me that helping buyers who couldn't qualify for a regular mortgage get a sub prime was a good thing! This Realtor's point was that at least they were going to have some equity in their property - HUH???&amp;nbsp; How??? Zero down, Seller paying closing costs, ARM, interest only loan, in debt up to their elbows, shaky inclome&amp;nbsp;and still spending - where's the equity?&lt;/p&gt;
&lt;p&gt;Fortunately, in the area I practice we didn't see a huge number of&amp;nbsp;sub prime&amp;nbsp;mortgages. We are seeing an increase in foreclosures and you can almost bet when you read the papers they will not be listing a local lending institution, they will have some out of state weird financial company you have never heard of. Personally, if one of my buyers can't qualify for a conventional mortgage I advise them to wait until they improve their credit, pay down their bills and save at least some money for a down payment - say 3%.&amp;nbsp;This advice is not usually taken well but it will save them thousands, potentially&amp;nbsp;tens of thousands of dollars.&lt;/p&gt;
&lt;p&gt;That advice didn't help my business but it did help me sleep at night.&amp;nbsp; I take&amp;nbsp;the responsibility to my clients very seriously,&amp;nbsp;I assist them in getting the best mortgage available for their specific circumstances.&amp;nbsp; Sometimes, that means their good faith estimate is faxed to a number of other lending institutions, remember&amp;nbsp;financial institutions do not have to give the best terms available on a loan.&amp;nbsp;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&amp;nbsp;I believe a buyer should negotiate&amp;nbsp;their mortgage terms at least as hard as&amp;nbsp;they negotiated&amp;nbsp;their purchase price.&amp;nbsp;&lt;/p&gt;

      <title>Any recommendations on video editing software?</title>
      <description>&lt;p&gt;I am planning on&amp;nbsp;making video's of my listings, I like them much better than the picture tours.&amp;nbsp; Videos also give me another chance to talk about the attributes of the property.&amp;nbsp; I have several products that I can edit them with but if anyone has one they really love please let me know.&amp;nbsp; I am really into ease of use and professional end product! I purchased Adobe PhotoShop Elements 6 for my picture editing and really like it - although it hasn't been the easiest to learn.&amp;nbsp; I am not a&amp;nbsp;manual reader, I like to jump right in but, I have had to go back and do some manual reading and tutorial viewing.&amp;nbsp;&lt;/p&gt;

      <title>Rental Property Problem Other Realtor's Input Requested - Update - Saga Continues</title>

&lt;p&gt;The story has taken a very serious turn for the worse, the staircase in question (it is actually physically in the first building - owned by the investors) is owned by the adjacent building owner (the one with the apartment at the top of the stairs).&amp;nbsp;&lt;/p&gt;
&lt;p&gt;As unbelievable as it seems, according to the abstract in 1898 the staircase was sold to the neighboring building's owner for $50.&amp;nbsp; This was discovered when the owners of the rental property had&amp;nbsp;their attorney contact the owners of the adjacent building and&amp;nbsp;inform them they were about to complete the apartments upstairs and they would be bricking up the opening from the adjacent building.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Very shortly, the adjacent owner's attorney contacted the&amp;nbsp;investors attorney and told him the staircase was owned by his clients and they would be bricking up the investors 2 apartment doorways!&lt;/p&gt;
&lt;p&gt;Holy Cow! A staircase inside one building is owned by the adjacent building????&amp;nbsp; The title opinion missed it, the previous owners were not aware they didn't own the staircase, the listing person was not aware, and the current owners would never have&amp;nbsp;purchased the property had they known about the staircase. There appears to be an easement for the original owners of the staircase to continue to use it.&amp;nbsp; According to the attorney representing the rental building's owners there is nothing they can do legally to recover the substantial loss they have incurred. I guess we are back to "Let the buyer beware".&amp;nbsp; All of this doesn't include the firecode problem of having a number of building open to each other.&lt;/p&gt;
&lt;p&gt;The 2 attorneys are trying to come to some agreement but this is a very bad situation.&amp;nbsp; One option the owners of the rental building have is to put in another staircase behind the original one, but that will reduce the rentable space upstairs.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Anyone ever heard of anything like this, and if you have how was it resolved?&amp;nbsp; Also, how would title insurance affected this or would it? In Iowa we have title opinions done by an attorney in place of title insurance.&lt;/p&gt;</description>

      <title>Will a Short Sale Ruin My Credit - in one word Yes</title>
      <description>&lt;p&gt;I came across this excellent article from one of the blogs I frequent - By &lt;a href="http://homebuying.about.com/mbiopage.htm"&gt;Elizabeth Weintraub&lt;/a&gt;, on About.com.&amp;nbsp; It spells out how financial organizations see a short sale and gives some really good advice when you end up working with one of these homes.&amp;nbsp; Even after reading this article tread very carefully, this could be a potential mine field legally.&amp;nbsp; We are not seeing a huge amount of these but the number of foreclosures is rising slowly.&amp;nbsp;&lt;/p&gt;
