This morning, a “who’s who” of politicians, Chamber members, developers and business owners celebrated a ribbon cutting ceremony for the newly revised West 6th building in the Mill Avenue District. Mayor Hallman discussed the quality of the construction, the sustainability of the project, and conveyed some of the excitement that many people feel for the area. Houston, we have a problem… In the case of Tempe’s Centerpoint Towers, the problem apparently has to do with over $20 million in liens against a project that was recently sold for $30 million. It is being reported that the Centerpoint Tower deal has hit a snag and that there is little chance of making the current deal happen.

The Mill Avenue District is undergoing many changes right before our eyes. In a “bad economy” we see new businesses opening and we see renewed interest in things like Music on Mill, the Thursday Night Market, housing interest etc.

The city of Tempe made national headlines this past week as a section of the Tempe Town Lake dam burst causing nearly a BILLION gallons of water to run down the river leaving behind a moody mess.
The rubber dam built by Bridgestone burst near 10pm Tuesday evening. I was really glad to have been invited to the ribbon cutting to celebrate Fidelity National Title's relocation to the Hayden Ferry Lakeside building. This is one of the most impressive spaces around and they occupy the entire 11th floor of this gorgeous building. The new AZ light rail system opening in December looks pretty easy to use. Much of the 20 mile route contains 2 sets of tracks where the cars will pass each other. At each station, you simply board a train heading in your desired direction. For instance, most stations are built in the middle of the street. Last week, I was in San Francisco for two different real estate conferences. I had a great time, and enjoyed the convenience of utilizing San Francisco's public transportation system. I specifically picked a hotel that was between the two conferences and was adjacent to a BART station so that I could try it all out. From the airport, during traffic, I was at my hotel in less than a half hour and the cost was just over five bucks. The bus system on Market street was surprising to me as well. I was a little surprised that SunCor decided to sell one of their two office towers at Hayden Ferry Lakeside to New York based Sumitomo corp. While some of the projects in and around the Mill Avenue District have been delayed, canceled or had different "financing issues" come up, the Hayden Ferry project is one that seems to have it all. Great location, great views, easy access to freeways, the airport and the upcoming light rail line etc.. The project is a wonderful mix of commercial and residential uses.

I recently toured the Merrion Square mixed use project in Tempe and was impressed with the overall layout of this small project in a great Tempe location. On the ground level, you find four commercial units with eight residential units directly above. Although there is currently no covered parking, I was told the spaces will be covered very soon. The units have many nice features including high ceilings, nice finish work, travertine baths, granite kitchens and a good use of space. Recently, I was allowed to take a tour of the Operations and Maintenance Facility for the upcoming Light Rail system in Phoenix and I got to actually ride in one of the cars! I also met with the Project Manager for the maintenance facility and was able to discuss some of the technology, our opinions on future ridership, demographics, expansion etc.

The City of Tempe will be hosting a Veterans Day Parade along Mill Avenue this Monday beginning at 10 AM. The parade begins at the Gammage Auditorium, continues North to Tempe Beach Park. Members of our Fire and Police departments, scout troops and the Tempe High Band will all be participating. My wife and I will be taking the boys down to the parade and hope to see a large turn out for our veterans.
