foreclosure: Showed 9 homes this evening. One is memorable. - 06/11/08 10:22 PM
We saw acceptable and less acceptable homes, but I had a good time with my first-time Buyer clients today.
We cruised around Cary, and dropped into 9 homes to view them.
One home in particular was "interesting."  Foreclosure hearing notice was stuck in the door handle.
It was somewhat disheveled, and partially … (30 comments)

foreclosure: Days on Market: Pick a number, any number!" - 05/14/08 10:42 PM
I was fooling around with today's Hot Sheets and decided to calculate some DOM figures.
As of 10:35PM today, 57 homes in Wake County, NC, went to "Pending" status on the Triangle MLS.
Average Days on Market:  96.   Not too pretty...
Well, let's deduct the 4 that went from "Active" to "Pending" to "Closed" … (13 comments)

foreclosure: Cary and Raleigh, NC Real Estate: News and Observer gets one right! No need to buy foreclosure lists! - 01/10/08 07:08 PM
The Raleigh News and Observer seldom misses an opportunity to get real estate facts twisted.  But today, they got one right, pointing out that foreclosure lists are free, and there is no need for the average person to pay for those lists.
"Ads sell foreclosure info that's free" on the front page … (5 comments)

foreclosure: Court says, "No" to Foreclosure! Is your home now "Foreclosure-Proof?" NOTE: Do not try this at home! - 11/15/07 06:24 AM
Hot off the presses:
Federal judge in Cleveland dismisses mortgage investor pool foreclosure claims against 14 properties.
(The link takes you to a New York Times article.  You may have to register to read, but registration is free.)
Mortgage-backed security pooling spreads risk, and allows many Americans to own homes.  And is incomprehensible to most … (9 comments)

foreclosure: North Carolina Foreclosure Homes: Affordable Housing or Money Pit Nightmare? Or something in between? - 09/14/07 07:17 AM
The message is made clear in "Agent Only" Remarks in the listings.  No disclosure is the most common thread.
"Caveat Emptor!  We aren't going to tell you much, if anything about the property, but here it is if you want it."
It is NOT my intent to say that ethics are violated here … (14 comments)

foreclosure: Foreclosures: False savings for the average buyer - 06/11/07 11:08 PM
Realtor Magazine OnLine said something today that I recently mentioned in "Foreclosures are for Rich People," when they quoted Scott Mitchell:
"It's almost every day now that we see a [foreclosed] house in awful condition," says Scott Mitchell, president of National Property Inspections, a company that provides home inspections and assessments in … (6 comments)

foreclosure: Cary, NC Real Estate, The battle for Affordable homes in Cary - 05/11/07 11:40 PM
Averge new homes in Cary, NC cost about $500,000.
That is not good enough for some Cary or Wake County or North Carolina lawmakers.
One way to raise the average cost of housing is to make the entry level cost of housing higher, raising the average from the bottom up with unnecessary additional fees. … (2 comments)

foreclosure: "Foreclosures are for Rich People." - 05/04/07 02:24 PM
I get the question routinely.  The exchange goes something like this:
"Can you help us find a foreclosure home?"
The answer is, "Yes.  I can.  Why do you want one?"
Most of the time I hear, "Well, we want to save money."  Hoping to get a deal, or similar motivation.
Most often it is a young … (9 comments)

foreclosure: Avoid Lease Option Heartache! - 01/08/07 04:57 AM
Avoid Lease Option Heartache
So, you have some income, but you messed up your credit a few years back and with a couple of repossessions and a foreclosure, you think you'll never own a home again.  How could it get worse?
Well, one way to make it worse is to fall into a … (13 comments)
