Myrtle Beach Property

Myrtle Beach is one of the most affordable cities to live in when compared to other cities located along the Eastern seaboard. Great restaurants, entertainment, beautiful beaches, as well as an average of 260 days of sunshine make this an ideal destination point for relocation, investment, or vacationing.

No Welcome Mat For Hanna

The impending hurricane is on track to hit Myrtle Beach along the Grand Strand and we are getting ready. Paul has just finished pulling in all the outdoor furniture, the barbeque, and the portable kitchen. My garage is full. Our neighbor graciously allowed us to store our car in her garage. We do not have hurricane shutters for all the windows, but the windows themselves are supposed to be hurricane tough. We shall see.

We went to Cosco and bought extra food and water just in case. Since we live 4 miles from the ocean we do not have to evacuate. My sympathies go out to all those in New Orleans who were forced to evacuate. It must be a night mare and particularly stressful for children and the elderly.

Anyway, this 'guest' is not welcome, so I hope she passes us by...

Beach Boogie Big Success in Myrtle Beach

The big celebration, Beach, Boogie, and BBQ was a huge success and just plain fun! All the events were well attended and the crowds were huge. The balmy weather was perfect for the John Michael Montgomery concert. Even if you were not a fan of JMM at the beginning of the concert, you were definitely a convert by the end. The Friday night event culminated in an amazing display of fireworks - at one point lighting up the entire sky.

Saturday was just as much fun. Lots of activities for the kids, craft booths for the adults, BBQ awards for the many out of attendee competitors. I was even able to see every one of the antique cars displayed during the day - somewhat accidentally. On the way to work, the traffic cop stopped my car to allow all the old cars to travel to their assigned spots. It was quite a display.

If you are thinking of relocating to the South, come and stay awhile in Myrtle Beach South Carolina. You may not want to leave...

Burberry Terraces, Market Common Myrtle Beach, South Carolina

The latest addition to The Market Common in Myrtle Beach, Burberry Terraces, is getting ready to start taking reservations. The upscale, quaint townhomes will range in price from $400,000 to $650,000 and construction will start towards the end of this year or early next year. The renderings of the facade elevations are beautiful, reminiscent of a Charleston town. These townhomes have been much anticipated by the many 'potential buyers' who have frequented our offices in Market Common on Howard Street.

Check out the streetscape and floorplans below to see what all the excitement is about...

Another Extension...

I think I am in the running for the longest active contract in real estate history. The initial contract was signed in December 2007. The closing was scheduled for February 2008. My client just signed his 8th extension agreement which is supposed to close by September.

I advised my client to not sign the extension unless the buyer agreed that the seller could keep his property active. The buyer refused.

My seller asked for my advice and I was stumped. He has a full price offer, a potential closing, and he has been through an ordeal with all the extensions. Ultimately, I suggested he sign the extension. What would you have done?

The MLS Market Monitor tracks listing activity for the Horry County, South Carolina area. Today's statistics seem to demonstrate the trend in our market over the past year. Most days the New listings are 2 to 3 times those that are sold and the Expired are about twice the New listings.

There are 4624 Realtors on our MLS and only 1960 have sold one property or more. It is definitely a difficult market, especially for Realtors. Now is the time to work twice as hard trying to capture those few buyers out there today. If anyone has any solid techniques that you would be willing to share for reaching those buyers, it would be greatly appreciated.

Were You Looking for Property in Myrtle Beach?

Here are a few of my active listings. They have been on the market for a few months now, unfortunately. Since Active Rain has over 100,000 agents across the country, I thought reaching out for help may move some of these. At our meeting this morning, our developer for the Market Common stated that he had received reports that the market is starting to stabalize and that there were only a few areas in the country that were not showing improvement in the number of sales. He also reported that there were fewer foreclosure actions in the last month. I hope that is all true...

Myrtle Beach Ranks Once Again

Yahoo announced its top searches for beach destinations in the last 30 days and Myrtle Beach was on the top. Others on the list were Panama City Beach, Florida, and Virginia Beach, Virginia.

Brad Dean from the Chamber of Commerce is largely responsible for making Myrtle Beach known outside of South Carolina. He was also instrumental in bringing Samantha Brown from the Travel Channel here to do an episode highlighting this great vacation spot. It aired in June and was amazing.

Another great attraction in Myrtle Beach is Ripley's Aquarium. It was named the fourth best aquarium in the United States by Trip Advisor users.

If you are planning a vacation to Myrtle Beach, you certainly can see that, based on other traveler's opinions, you won't be disappointed!

The Extension Saga Continues...

Our closing for the home in Cypress River Plantation, Myrtle Beach, South Carolina has gone past the extension date - AGAIN. I have been asked to sign another extension - the 8th to the original agreement that was written in December 2007 and scheduled to close in February 2008.

The latest email from my client was that he would sign the extension and was just hoping that this one would 'end this nightmare'. The frustration that my client is experiencing is very anxiety producing for me as well.

The buyer claims that the transfer of funds from a foreign bank is responsible for the delays. Has anyone ever had bank transfers from foreign banks require 8 months or longer? It seems preposperous to me in this day of sophisticated technology!!!

Pawley's Island Award Winning Chef Leaves for Higher 'Steaks'

Louis Osteen, chef and restauranteur, was one of our shining stars among Horry County's highly competitive restaurant venues. There are over 1000 eateries located in Horry County which makes it all the more amazing for Mr. Osteen to rise to the top. He is the owner of two great restaurants - Louis's At Pawleys and The Fish Camp Bar.

In 2004 he was awarded the prestigious American Express Best Chef in the Southeast by the James Beard Foundation. Much great publicity followed this award and he quickly set out to share his talent and capitalize on this achievement, with two new restaurants in Las Vegas.

Louis opened The Fish Camp and Louis's Las Vegas in Nevada. Both restaurants were destined to be successes with Mr. Osteen at the helm. Everyone who has eaten at the Pawley's establishments was cheeering for him to succeed and happy to hear of the inevitable success.

Sadness soon followed for all these 'groupies' in South Carolina when Mr. Osteen announced that he would be closing the restaurants here to focus his efforts on the Las Vegas locations. Both restaurants in Pawley's Island will close on September 5th of this year. While we wish Louis continued success in Vegas, he will be deeply missed here in South Carolina.

Market Common Friday Nights

The Market Common Pedestrian Friendly Village is continuing to grow into the community that it is destined to be. Many of the townhomes are sold to full time residents and second home dwellers.

Last night the tradition of weekly entertainment followed by fireworks continued. The weather was just awesome - temperatures in the 70's and very little humidity. The Jimmy Buffet Tribute band was awesome and the crowd throughly enjoyed it.

Following this entertainment was one of the most spectacular fireworks displays ever. The sky lit up at the grand finale so much that I thought it was morning. Many, many people stayed to witness this spectacular. What struck me most was seeing so many of the people who had purchased property from my developer - Dockstreet Communities. I am happy that they are seemingly enjoying their new community and that this family friendly atmosphere exists.

Walking through downtown was so relaxing. It was great to see all the people sitting at the outside tables of Gordon Biersch, strolling down main street, shopping at the Good Life store, and savoring the ice cream from Cold Stone Creamery.

What an amazing accomplishment

Wow - 100,000 members and still growing. I can't believe that when I joined in August last year there were less than half of that!. It's mind boggling to think of the reach that this site has across the country. A few special people thought this might be a good idea and through their hard work, dedication, and perseverance, made it all happen.

I wonder if the original Active Rainers ever had an idea that this would be so amazing. My time on this site has been nothing but rewarding. Thank you to all who have been instrumental in making this such a positive, educational, and rewarding experience.

I am looking forward to the next milestone - 200,000 by this time next year, maybe...

The 'Staycation' in Myrtle Beach

A new campaign has been unveiled in our city, Myrtle Beach, South Carolina. Advertisers and the Sun News are creating a scenario where you would stay home and take advantage of all the amenities that this great vacation spot has to offer - a STAYCATION.

Many times, those who live in a prime vacation destination have not taken the time to explore their own communities to truly know what their city has to offer. (I am guilty as charged. The new Hard Rock Theme Park is less than 3 miles from my home and I have not been there yet.)

One of the ads in the Sun News Sunday paper stated: "From fabulous accommodations to shopping and dining to entertainment, The Market Common is your ideal destination for the perfect Myrtle Beach Staycation" especially since it is only 1.5 miles to the beach. I think that is genious marketing.

At a time when the price of gas continues to go up making funding a vacation more difficult, this is a great alternative. Check out what is available in your own area - it may turn out to be one of the best vacations you have ever had...! Happy Staycationing.
