So What Did You Do Today, Honey? A Day in the Life of a Realtor (R)

Ah, the life of a Realtor (R)... no set hours, my time is my own, come and go as you please.

PU-LEEEZ !!! This was one long day:

7 am- Check email, write email. Receive email from agent asking permission to use my photo. Huh?

8 am- Check out the agent's website- already using my photo, send email asking for it to be removed.

8:30 am- Call client, set up showing for 6pm. Email agent about closing details.

9:30 am - Meet with client to sign the listing agreement.

10:00 am- Drop lunch money off to daughter at college.

10:30 am- At the property taking photo's and video. Just me and fifty acres. Not too sure about tramping through the grass... I KNOW there's at least one snake waiting for me. Put my boots on. Think I will have owner send me photo's of the creek.

11 am- Decide to check with the next door neighbor about the placement of my sign. Hmmm, no one home but what a cute little dog, come here puppy...oh shoot, another dog, a BIG dog, not so cute.... is that a great dane?, oh shoot, YES it is and he's running my way, Lord get me to my car in one piece!

11:30 am-At the Clerks Office pulling a copy of the deed and plat

12:00 - At the Health Dept pulling a copy of the septic permit

12:15pm - Stop to take more Localism photo's

12:30 pm- On the road back to town, make phone calls.

1:00 pm - Stuck in traffic, three car accident, Ma'am, you need to TURN AROUND, Uh is there a backroad to Lynchburg??? Yes, but it's way out of your way....of course. Is that my GPS under my signs? I wondered where it was.

2:00 pm- At CVS making a cd

2:45 pm - HOME, time for lunch. Hi Duncan, did you lose a treat?, What's that under the china cabinet? OMG, it's a mouse, shoot, no it's a chipmunk!! How did a chipmunk get in? Shrieking as the chipmunk crosses over my bare feet TWICE and out of the dining room. Where did it go? Oh great.....spend two hours looking for a chipmunk. Call husband, bring traps home, now!

4:45 pm - Trying to input listing while dog barks, whines and says "I want chipmunk for dinner mom".

5:45 pm - At the office, check my box, leave my check for fees

6:00 pm - Showing townhomes

7:45 pm - Receive call from investor as I'm leaving townhomes. Need to email comps when I get home.

8:30 pm- Take call from client. Need to email client after I email investor.

9:00pm- Help husband find seeds to put into (humane) traps to catch chipmunk. Dinner? Shoot, I didn't have lunch!

Tomorrow is another day!

Gross' Orchard has been in business since the late 1800's. Family owned, they specialize in growing peaches and apples and you couldn't pick a better location as the orchard is located at the foot of the beautiful Peaks of Otter. We started coming to Johnson's on field trips with my girls when they were in the first grade. The 15 foot Johnny Appleseed statue was a favorite photo op. This is another beautiful farm with over 200 acres, over 7,000 apple trees of 200 different varieties. Johnson's also has several hundred peach, nectarine & damson trees. You would love their pumpkins in the fall.

Bring your lunch: there is a pavillion for picnics, many walking trails through the orchards, a log cabin and restrooms. Don't forget to stop in at the Peaks Of Otter Winery located at the orchard. For more information, call (540) 586-2436

October in Appomattox, Virginia: HISTORIC APPOMATTOX RAILROAD FESTIVAL

I love Fall in Virginia: the crisp air, the leaves changing colors, apple picking and all of those Festivals.

I received a call this afternoon from a gentleman who read a blog I wrote last year on the Appomattox Railroad Festival. He's planning to come to this year's events and asked about the local accomodations.

The 36th Historic Appomattox Railroad Festival will be held on Main Street, downtown Appomattox. This has become one of the largest festivals in Virginia drawing over 30,000 people in 2006 and shouldn't be missed. This year the festival takes place the weekend of October 11-12, 2008. Appomattox is located approximately 30 minutes from Lynchburg.

Norfolk & Southern Railroad donated the Appomattox Depot to the Town of Appomattox. This street will be packed with people enjoying the parade, live music, arts & craft vendors, food, demonstrations, games and rides for the kids. There are lots of great shops on Main Street to peruse. Don't forget to visit the railroad station where there are train exhibits on display.

A short drive away is Appomattox Court House, where General Lee surrendered to General Grant on April 9, 1865. You can enjoy both locations - Come for a visit!

Closing Day Delay: One Year Late

Last June I sold new condo's to three widows. The buyers are all friends, ready to downsize and all had homes to sell. By July, two of the homes were under contract to investors and one would be bought by a mall developer. By September 2007, all three ladies would be able to close and move in at the same time. They were thrilled.

Unfortunately, there were three final walk thru's, but only two closings.

Just before the third, a major investor in the mall project suddenly passed away leaving the developer without financing. The buyer's sons weren't comfortable with her buying the condo without the sale of her home. The daughter's wanted her to go ahead with the purchase and rent out her house. We talked about a bridge loan and she anguished over what to do.

For several more months she was told the project was going to go through. It continued to be delayed again and again. The condo owner was wonderful to work with and agreed not to sell the unit to allow the lady time to finalize the sale of her home. It was so disheartening to see this lady visit her friends in their new homes knowing she was in limbo.

August 2008 came and still no sale. I met with the lady and her sons and proposed this: Go ahead with the bridge loan, move into the condo, go on with your life. My husband and I would rent her home out and manage her property. With several rental properties of our own one more wouldn't be a problem - for us. For her, a widow in her 70's the idea of interviewing and dealing with a tenant was overwhelming. She was in tears, I was in tears. She was very relieved and agreed.

We closed yesterday.

The buyer took early possession of her condo and moved most of her belongings in last week. Today she held a yard sale at her former home and was so very happy. We'll rent the home for her and a year down the road if the development doesn't go through, I'll list the home for sale. Going the extra yard was easy in this situation and seeing the joy in this lady's face was worth all of the work.

Thanks to fellow Activerain member Jay Brown with American National Bank for working so hard to make this a smooth transaction. Jay is the only lender I've worked with that attends closings and I know it was a comfort for my client.

Project 2996 - Honoring the Victims of 9/11

Pattie Romano posted a blog titled it's time to 'move on' from remembering those lost on September 11? and pointed us to a website dedicated to remembering the 2996 victims of 9/11. If you go to the site, you will have the opportunity to honor one of the victims of that horrific day. Project 2,996 is an online initiative to get people to learn about--and remember--the victim's of 9/11.

Please take time to remember the victims and their families. We should never forget. I chose to honor:

Mari-Rae Sopper was one of the passengers aboard American Airlines flight 77 which crashed in the Pentagon 7 years ago. She traveled with her cat Sammy and boarded the plane ahead of the hijackers. She was an Illinois native who in high school was honored as the outstanding senior gymnast in Illinois for 1984. She attended the University of Denver College of Law School and practiced law in the Navy JAG Corps.

At 35 years old, she had accomplished much in her life. Mari-Rae was an assistant coach and choreographer for the U.S. Naval Academy's women's gymnastics team. She served as:

A graduate assistant at the University of Denver for one year
The floor exercise coach & choreographer for the Colorado Gymnastics Institute for three years
Junior Olympic gymnastics coach in Dallas for three years
Gymnastics coach at DU and the Colorado Gymnastics Institute in Aurora

On August 10, 2001, UC-Santa Barbara announced their women’s gymnastics program was being terminated. Four days later the school announced that the program was reinstated in order to allow incoming student athletes and returning student athletes an opportunity to transfer and retain the ability to compete this year. It was made clear that the reprieve would be for one season only.

After practicing law for five years, Mari-Rae was on her way to start a new job as the head women's gymnastic coach at UCSB. Mari-Rae accepted the position of head coach of the gymnastics program on August 31, taking a 70% pay cut. She planned on saving UC-Santa Barbara’s gymnastic program.

She left behind her mother and stepfather Marion and Frank Kminek, father Bill Sopper, siblings Stacy Lupcho, Tammy Segovia, Frank Kminek, Christina Kminek and Christopher Kminek.

Mari-Rae Sopper is buried in Arlington National Cemetery.

A Personal Nightmare Averted Thanks to v-Flyer

Landlord beware. I used v-Flyer to post one of our investment properties for sale and/or lease and got a call from a woman who was relocating from another state. She was so personable and wanted to lease the home and purchase one down the road. They sent a nice letter with their security deposit, would be arriving in one week and would sign the lease then. PERFECT.

UNTIL I received a call this morning from their previous landlord. Apparently this couple destroyed their property: trash was thrown out windows into the yard, there was feces on the walls, urine soaked carpets, damage from their dogs, bounced checks. They took items belonging to the owner, etc. Over $12,000 in damages. This couple was suppose to meet with my husband this afternoon.

How did the previous landlord find me? Turns out, the tenant saw my v-Flyer listing online and printed the flyer out. Along with all the trash in the house, they left a copy of the flyer and the letter they sent to us with their security deposit. While the owner was cleaning the house out she found the listing and letter. She went online, found my listing, gave me a call and emailed me. She used the v-Flyer contact sheet and wrote an extensive summary of the damages and sent photo's.

Armed with this info, my husband met the new tenant at the house. Oh, she was so excited about the house couldn't wait to move in!! UNTIL my husband mentioned the call from their previous landlord. She was surprised to hear they called us, they hadn't left the number with them. My husband told her there must be a "mis-understanding", why don't you call your previous landlord right now so we can sort this out? Suddenly the house didn't look as good to her. She didn't think it would work..........and left.

We are grateful to the owner for taking the time to track us down. We feel very badly for them. They have a mess on their hands and will suffer financially. If it hadn't been for the v-Flyer they wouldn't have had any idea where this couple went. They wouldn't have been able to warn us. We've been in the rental property business a long time and you can still get caught if you let your guard down. I'll take a vacant house over a bad tenant. Checking references, personally checking on your property are two of the best things you can do to protect your investment. I wish I could give their next landlord a heads up.

Despite the drizzle over the weekend, Centerfest in Bedford, Virginia was well attended. We brought our umbrella and enjoyed the food, the bands and the crafts. I actually started my Christmas shopping thanks to all of the vendors selling Virginia Tech items.

27th Annual Centerfest in Bedford, Virginia - THIS WEEKEND - September 26 & 27

Looking for something to do this weekend? There are a lot of activities to choose from throughout Central Virginia including Centerfest.

If you don't want to wander too far from home, make plans to attend the 27th Annual Bedford Centerfest. The Festival start on Friday from 7pm-11pm and continues Saturday from 10am-9pm.This is one of the largest festivals in Virginia. Highlights include:

October in Appomattox, Virginia: HISTORIC APPOMATTOX RAILROAD FESTIVAL

I love Fall in Virginia: the crisp air, the leaves changing colors, apple picking and all of those Festivals.

I received a call this afternoon from a gentleman who read a blog I wrote last year on the Appomattox Railroad Festival. He's planning to come to this year's events and asked about the local accomodations.

A short drive away is Appomattox Court House, where General Lee surrendered to General Grant on April 9, 1865. You can enjoy both locations - Come for a visit!
