PROPERTY MANAGEMENT SUMMARY OF SERVICES:

ESTIMATE OF "RENT" VALUE (aka RENT COMPS): We will utilize the Multiple Listing Service (MLS) and our professional experience to estimate the fair market rental value of your property.

MARKETING Information on your property is disseminated to thousands of potential tenants through the internet. We advertise periodically on www.Zillow.com, www.trulia.com, www.craigslist.com, www.hotpads.com, and other local media. Visit our web page at www.activerain.com/farmershi

TENANT SELECTION We screen tenants very carefully. We verify credit history, current employment, and salary. We also contact previous landlords about the prospective tenant’s rental history. All efforts are made to ensure that prospects are responsible and will provide the necessary care for your home. We adhere to Fair Housing Laws.

LEASE AGREEMENT We understand the lease terms. Our Residential Deed of Lease is based on the recommended leases by the Greater Capital Area Association of Realtors in the Metro Area and is tailored to meet the requirements of our clients in each jurisdiction. We prepare each lease with full understanding of the importance of such contractual responsibilities and compliance with all Federal, State and Local laws. Our leases vary from jurisdiction to jurisdiction. A copy of the appropriate lease is available upon request.

COLLECTION PROCESS We have established administrative and legal procedures to expedite the collection of delinquent tenant accounts. An attorney who specializes in Landlord/Tenant Law handles all of our legal proceedings at the Owner’s expense.

ACCOUNTABILITY: We maintain computerized accounting records for all properties. We collect rent; however, we do NOT pay mortgage, HOA or Condo fees. We do PAY, in behalf of the owner, repair bills and other bills from the Landlord’s rent / management account since these expenses are the entire responsibility of the landlord. Our clients have several options in the way they receive their excess funds. We can handle this by direct deposit or mailing the checks directly to your bank of choice, or mailing a check directly to your home. Monthly statements are provided to landlords before the 30th of each month.

TAX LIABILITY A form 1099, as required by the Internal Revenue Service, is submitted each calendar year. In addition, a year-end statement will be provided to the landlord.

PROPERTY INSPECTIONS The lease provides for inspections of the property. We prepare a written inspection prior to tenant occupancy. Additionally, we take photos of your home prior to each tenancy. We also perform bi-annual and move-out inspections.

EMERGENCIES Each of our property managers is on call 24 hours a day. They each have a cellular phone and all tenants are provided with that number for emergency purposes.

MAINTENANCE AND REPAIRS We arrange for repairs and services with experienced and reputable contractors with whom we have established a professional working relationship. Repairs or maintenance that are covered by warranties or service contracts will be assigned to the appropriate firm. We will honor owner preferences for maintenance and repair services, if so desired.

CONSTRUCTION / RENOVATION SERVICES We are equipped with a Construction Team to assist property owners who need substantial rehabilitation or who need renovations/updates in an effort to bring their home in compliance with DC Building Code and Standards. At the owners preference, this construction team is also equipped to perform repairs on your home as well.

RENT INCREASES We will analyze your home’s rental market value at time of lease renewal to ensure maximum income.

PROPERTY SALES AND ANALYSIS Upon request, we have the capability to provide owners with sales comparables on your home. We can assist owners with the sale or purchase of a new or resale home.

SPECIAL NOTE: We have a staff member (my wife) who is a licensed Real Estate Agent / Realtor with a local Real Estate Brokerage firm who provides services locally, nationally, and internationally. This real estate brokerage firm is “entirely” separately owned and independently operated and has NO affiliation with Farmershi Consultant.

COMMUNICATION We take the opportunity to confer with landlords and/or tenants regularly. We pride ourselves on a professional relationship with both; however, we do not lose sight of the fact that the owner is our client. We communicate via email, fax, phone, and regular mail, as needed.

PROPERTY MANAGEMENT TAKEOVER We can take over the management of your property as long as the required paperwork is completed.

Fees:

LEASING FEE Lease Term with up to 12 months: Leasing fee is 50% of one month’s rent; Lease Term from 13 to 24 months: Leasing fee is 75% of one month’s rent; and Lease Term from 25 to 36 months: Leasing fee is 100% of one month’s rent.

LEASE RENEWAL FEE 25% of one month’s rent for each year of the renewal term, regardless of the length of the term.

PROCESSING FEE FOR OWNER PROCURED TENANTS For four hundred fifty dollars ($450.00), Farmershi Consultant (Property Management Department) will: (1) process the application; and (2) draw up the lease. This fee also includes the three hundred dollar ($300.00) set up fee to set up your account, initial inspections, and photographs prior to tenant occupancy.

MANAGEMENT FEE Ten percent (10%) of the monthly rent (minimum $100.00) is the monthly management fee. A discount is offered to landlords with more than one property signed under management with Farmershi Consultant at one time. (Ask us for more details.)

PROPERTY MANAGEMENT TAKEOVER FEE A four hundred fifty dollars ($450.00) fee will apply when Farmershi Consultant takes a property over from an existing management company. This fee includes setting up the account, obtaining proper documents/funds from the existing company, and an inspection of the property. On the other hand, if you do not currently have Property Management service, then the one time set-up fee is three hundred dollars ($300.00) and no PM Takeover ($450) Fee will be charged..

Escrows:

TENANT SECURITY DEPOSIT Deposits are maintained in Farmershi escrow account. The security deposit is returned to the tenant within thirty to forty-five days of the lease termination, after accounting for all tenant obligations.

MAINTENANCE A minimum of $500.00 will be retained in the landlord’s property management account to cover expenses for which the landlord is responsible.

MORTGAGE AND HOA PAYMENTS Farmershi Consultant does NOT make mortgage, condo or HOA payments on behalf of the landlord/owner. Owner is entirely responsible for making these payments.
